Hi,

The minimum cash downpayment for 2nd outstanding loan
property purchase is 25% , that is 300k for a $1.2m property. The max loan to value is 45% for 2nd outstanding mortgage loan. Depending on how much you can loan and how much CPF OA you have, the cash payment amount may be higher.

Hi,

If you have an existing loan, the maximum you could loan would be 45%, which means you will need to set aside funds for a 55% downpayment.

If you're a Singaporean and the property you're going to purchase is your 2nd property, you will be liable for ABSD of 12%. Add this to a BSD of approx 3-4% plus legal conveyancing fees, you will need to set aside funds of total about 71% of the property purchase price.

Based on a $1.2m property, you will need roughly about $850k. The amount of Cash you will need to fork out depends on how much CPF you can utilize for the purchase. Even if you have huge CPF funds, you will still need a minimum of $300k CASH for the downpayment as the rules states that minimum cash is 25%.

Based on the above figures, I'm not so sure if this is your best option going forward. May I know if the property you plan to purchase is for your own stay or for investment purpose?
