I'm currently staying in a 4-room HDB; bought for $236K (with housing grant), O/S loan now: $167K. Market price for my area's 4 room is ard $380 - $400. I'm planning to sell and go for a condo at Tampines, my combined CPF with my wife is $40K now, what is the max price I can afford considering I'm only 29 this year; annual combined income at $80K with huge potential to go higher in near future.

Based on your financial standing, they are able to advise you on the max loan you are able to get from the bank.

Based on the assumption that you have fulfilled your MOP time frame..

Looking at the figures that you have given, i think the main concern would be to clear the hurdle of paying the cash deposit for a condo first.

For example, if you get a property at %700k (2 bedder), you will need,

assuming you are able to take a 80% loan from banks

5% - $35,000 (cash only)
15% - $155000 (cpf + cash)
Stamp duty - $15,600 (cash only)

Hope this gives you a rough idea on what is the max amount that you can go for.

    5% cash is no concern and I actually have plans to sell my HDB to fund the condo. In such scenerio; what is the next best alternative? To sell first then buy or buy, wait for TOP then sell and apply bridging loan?

I saw your latest comment. When will the condo you are eyeing in tampines TOP?

If you are able to find intermediate occupation, i would advise you to sell first, then buy the condo. The interest rates for bridging loan is quite hefty, not worth it.
