Hi Gurus,
I am SPR holding HDB 4-rm house. I want to upgrade to condo. My questions are
1. Can I still hold HDB even after buying a condo?
2. If not within how long I should sell my HDB house?

3. How about ABSD if I buy condo before selling HDB? Will I get back my ABSD?

Good afternoon,

Unfortunately no, SPR households have to sell away their hdb once they upgrade to private property. They cannot keep both hdb and private property at the same time, unless there is one Singaporean citizen.

For SPR households, it is better to sell away the hdb first before buying the private property. Reason being you can't qualify for ABSD refund since only Singaporean citizen married couple purchasing matrimonial property will be eligible. Do note that once the hdb is sold, though you will be considered to have zero residential property count, there is still a ABSD 5% for SPR 1st property purchase.

Dear Sir/Mdm,

Unfortunately for SPR, you are required to sell your HDB if you purchase a private condo. For your case, you will not be eligible for an ABSD refund or exemption.

Therefore it is important to time the purchase and the sale such that you do not need to incur any ABSD and also to be able to use the sale proceeds from your HDB to finance the purchase of the condo.

Hi, in your case there is no ABSD involve as you can’t hold on to the HDB flat when you purchase a private property, and it only apply to the next private property which the ABSD will be at 5%.

Hi,

As an SPR, you cannot hold onto the HDB flat if you purchase a condo. You will be required to sell off the HDB latest within 6 months from your condo purchase. You can only hold onto the HDB if you or your spouse is a Singapore Citizen.

If you purchase a condo before selling your HDB flat, ABSD payable is 15%, and this amount is non-refundable.

I would advise you to sell off your HDB flat first before you commit to your condo purchase. This way, your ABSD is only 5%.

Hi,

1) You couldn't have purchase a HDB alone. You didn't mentioned your spouse residence status.
If your spouse is a Singapore Citizen, you are allow to keep existing HDB after the purchase.
If your spouse is a SPR, then, unfortunately, you are not eligible to hold on to the HDB after the purchase.

2) You are given 6 months to dispose off your HDB.

3) This is a good question.
(a) If you purchase before disposing off your HDB, you are liable to ABSD. And you are not entitled to remission.
(b) You have to dispose off your HDB first before making any purchase commitment. At the least, you have to produce a exercised OTP when you sign a S&P so as not to incur ABSD.
