Hi Leonard, I apologise to have to be the one to manage your expectations that at present there isn't one within your requirement of $10K COV.
HDB has come forth to say that they will no longer be building large units like EMs and EAs in the future. As such, current demand exceeds supply pushing EM and EA prices upwards. It will be rare to find COV for such flats below $50K even in areas far away from MRT and amenities.
