For investment purposes, I believe the choice is rather clear and that will be a private condominium.

As for EC, it is a government subsided property as such the first 10 years is devoted to the subsidized status. After 10 years, the property becomes that of a private property status and enjoys the same benefit- ie; ability to sell to foreigners etc. Also, EC will not be a feasible investment option as you will have to fulfill your obligation of 5 years occupational period before you can even rent it out or sell it. It does not quite fulfill an investment objective.

Hence, private properties are your best bait. As long as you purchase the right property at the right location, as we have seen over time, your property will appreciate and be in demand even in downswings.

Hi Mr Ng, if your budget allows, going for a private condo will be a much more better investment. Comparing with EC, a private condo would gives you a better yield in terms of rental as well as sales in future.

Both has it's pros and cons. So which is a better choice in today's market?

It will depend on many factors such as whether you own a HDB currently, your housing needs, future potential upside, potential risks, etc.

I always believe in purchasing a property based on sum and figures and that is the Why should you buy and How should you analyse a property. Many of us tend to decide using emotions and then justify why should we buy.

Because of the restrictions imposed on the buyers and sellers, the income gap of $12,000, the restriction of selling upon fulfilling the 5 year MOP, prices of ECs need to be at least 20% to 25% cheaper than mass market condo at entry level.

As long as you buy the property at the right place with the right price, both EC and private would be able to make money.
