Is it a wise option to buy and sell a private condominium unit at the same time if a suitable unit comes along without incurring additional finances or is it better to sell the unit first and buy later? What are some of the considerations that a seller has to bear in mind if he chooses to buy a unit and sell his unit at the same time?

Hi

Are you doing the sale & buying this with your spouse? If you are not, and own the condo as a single, it is better to sell first before you buy, so to avoid the 20% ABSD upfront scenario as it would constitute to be buying 2nd property. This amount can't be refunded if you are below 55.

To optimize this, if you find a suitable unit but have yet to sell, we can try to request a longer option period from the owner of the house you are buying. But this typically involves a higher option fee for this arrangement, if that seller agrees. This is to buy time for you to sell the existing condo.

It would be ideal to market the property for sale concurrently during your house search as it takes time to find a Buyer as well.

Hi, it is usually a better idea to sell first and buy later if your finances allow, as it will give you more flexibility in terms of time and finances. If you plan to concurrently do the sale and purchase at the same time, ABSD might be occurred, and if there is any hiccups on either side, there may be a lot of repercussions, as well as cause more trouble.

There is never a perfect timeline, but I'd say that doing both the sale and purchase concurrently will help you make a decision better since you know what are the options you have in terms of purchase or whether the offer is in line with your financial situation for the purchase.

Hi Sir/Mdm,

This is a common question many of my clients has. The answer depends on your individual situation as it is not so easy to plan the sale and purchase back to back.

If my clients have an interim place to stay or do not mind renting for a while, then I would advise them to sell first and then buy as it would allow them to try to sell at the highest possible price while taking their time to choose the best unit to buy.

If they dont have an interim housing solution, then I will try to plan the sale and purchase together so that they are able to transit smoothly from one unit to another without the need for an interim housing and also not need to pay ABSD. It is not easy but still possible.
