I am not an AMK featured agent, but being one doesn't mean the fastest turnover time and best price for your property, and familiar with your locality attributes and highlight the pros of your unit. In any case, I have transacted 4 units at AMK before without being an AMK featured agent, and they are close to where your current property is. It is all about full-time commitment and hard work coupled with a pro-active marketing plan and positive mindset.

What is important will be engaging an agent whom you are comfortable with and is committed to your plans and with a pro-active marketing strategy, especially in current subdued resale market.

Your target sale price of 450k is very reasonable .

A 4room corner unit at your block was transacted for 560k in jan 2017 .

A similar size 3.5room , mid floor unit at your block was transacted for 445k in june2016 .

It make sense to give the exclusive sole agent ( instead of open listing many agents ) to sell your house as he/she will be held ACCOUNTABLE to your house to a certain extent since he/she hold the key . On that note i understand your concern regarding trustworthy , if it is of any consolation to you , before i become a real estate agent , i was a legal secretary for more than a decade in a top law firm in spore , my status though lowly in rank , requires a very high level of confidentiality with regards to the info i have access to .
