Hi Jenny,

If your unit is a 3-room simplified model, it is likely your valuation between $410k - $450k range. If it is a 4-room, likely to be around 560k - 600k valuation range. It also depends on unit condition, facing and any other ethnic quota restrictions or extension required.

I just sold a 3RM on a high floor at 116 Bishan at $460k recently. Care to share more information about your unit?

Is it a 3RM or 4RM?

Estimated SRX value for a 3rm could be around $447k (64 sqm) while 4RM will be around $671k (104 sqm).

Just wondering what's your next move after sale?

My 116 clients went for an upgrade and gotten 3 months extension so they dont need to shift twice.
