Evening,

If you read into Exclusive to Sell, a clause states that if you managed to sell the unit, through another agent, even after the exclusive ends, if the buyer had viewed your unit through him, that agent can also claim commission against you.
As for my practise, to be fair to my sellers, I have never used the Exclusive form.

Exclusive or not, it doesnt cost you anything extra. In fact, exclusive listing with the right agent brings more benefits to the seller including price protection.

There are many factors that will influence that decision e.g. Time: do you need to sell the property quickly? Price: Is it price right or way above market rate? Agent: Do you know a responsible agent who is familiar with the particular GTA? Market: Is the market Red Hot, slow or turning?

Non-exclusive versus exclusive? Sometime it doesn't matter, other time it makes huge differences.

A wise and responsible agent will weight the various factors and decide to take exclusive or not. Smart seller should talk to a few more agents and pick one that they are comfortable with.
