Planning to buy a 3 bedder in Eden @ Tampines (99 yrs leasehold) or Dahlia Park (Freehold). I am sure there will be a price appreciation because of the new MRT (DT33 - Tampines East). Which one would be a best buy because of the new mrt?

Good day to you!

Besides the MRT effect on the potential price appreciation, you may consider the accessibility and distance to MRT. I.e. Does your family members need to take MRT to commute in future? If yes, The Eden @ Tamines will be a better choice. In the case that all your family members drive then it doesn't matter.

However, The Eden @ Tampines is resided within the HDB enclave, which could be a turn off to some potential buyers. On the flip side, there are more external amenities for being near HDB estate.

On the other hand, Dahlia Park is within the private residential enclave, which is a plus point for some potential buyers. Given that there are many residential developments within Flora Drive precinct, it will take some time for you to sell your property in future. Buyers will be spolit for choice given the supply in the area.

In the event that you plan to hold for longer term, buying a freehold property will be better-off, especially you are eyeing for enbloc sales in far future.

From this shortlist, we will be able to understand what forms your basic considerations in terms of investment so as to advise you better. Different investors rate investments return differently, with some very focus on rental returns while others go for potential capital appreciation.

Would you even consider a bold option of just across the causeway where the development is just 1km away from Singapore, where future MRT will be linked to Singapore and takes only about 10 MRT stops to reach downtown Orchard?
