Probably a better question for a loan officer, but thought I would just ask. If I want to buy a $1.8 - $2MM condo and have $400k for the down payment, are the SG banks generally open to a $100k personal loan to bridge the down payment for the 75% LTV?

For background, I'll be a US expat that has been to SG before (as a renter). I'll be coming with a salary that will easily accommodate paying the mortgage and the personal loan. Have you heard of this happening before? Are there any other options that a buyer could consider?

The moment you have taken up a personal loan, your LTV will be affected as your TDSR may not meet the required loan amount for LTV. Without the numbers, we will not be able to estimate this and indeed, it is best to seek professional advise from a mortgage professional.

To be fair, I'd say to consider a lower quantum purchase instead of stretching your finances for the purchase given that existing interest rates are still high.

Hi,

Are you a US citizen? If not, the ABSD of 60% will apply due to foreigner status. This is on top of the buyer stamp duties and down payment. The personal loan for an extra $100k is possible just that it will affect the income recognized that will determine your max loan quantum, since it adds another monthly loan installement to your profile. So much depends on the loan attainable based on the existing income, age and whether any other loan installments you have.

Hi,

1) The maximum loan permit for anyone when buying a property is 75%.
2) This is to say you must have a budget of 25% before any purchase.
3) The bank only provide bridging loan for someone who is transiting from one property to the next. Therefore the bank will need an exercised OTP of the existing property before they can consider providing a bridging loan.
4) In general, it is easy to get it at a maximum of 6x your current monthly income for a personal loan. Anything more shall depend on the individual bank.
5) Note that the maximum loan for a property purchase also determine by TDSR (Total Debt Servicing Ratio); a formula from the MAS.
6) So the age and monthly income of the borrower shall determine whether you are able to get the 75% loan you need.
