Assuming that you are eligible for the maximum loan of 75%, the minimum required cash component is at 5%, with remaining 20% comprising of a mix of cash and CPF possible.

Hi

To answer your question below is the breakdown:
5% Downpayment - Cash
20% Downpayment -CPF or Cash
75% - Can be financed through loan

Do note that buyer stamp duty applies. For a SIngaporean, the rate is as follows:
First 180k of Purchase price - 1% of purchase price
Next $180k - 2 % of purchase price
Next $640K- 3% of purchase price
The rest- 4% of purchase price

Typically stamp duty needs to be paid in cash first. If you want to use CPF to pay for the stamp duty component, you need to pay cash first, apply to CPF board for a cash refund and thereafter CPF board will issue you a cash refund on the amount you paid and deduct your CPF OA accordingly. My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there.
