Dear Owner,

In April 2022 your neighbour at block 307, level 10-12, 67sqm sold their unit at 385K. Some manged to sell higher, but ofcos biggher size unit which i believe to be corner unit, block 305, level 4, 82sqm sold in March 2022 at 455K. Therefore I need more info from you in order to give you more exact indicative value.
Before I became a real estate agent I used to work in a valuation firm as a valuer. I understand that direct comparision method is used in determining the value of the flat (How much other units in the same block/estate sold for). Other important factors such as floor level, condition of the unit (renovated/original..), facing, view, corridor or corner unit etc also have to be taken into account.

For HDB, only buyer can request for valuation. Seller can do an independent valuation for information.

Ultimately, the price is determined by willing buyer and willing seller.

The recent comparable transactions near blk 307 clementi is in the $330k - $400k range, depending on unit size, floor area, facing and unit condition. So it is likely valuation will be in this range as valuer typically uses the nearby comparable size transactions as a reference.
