Hi, yes it will reduce your interest expenses for your HDB loan. However, do take note that if you have plans to sell your HDB in future for a cash out potential, it is also best to redeem your CPF principal and interest accrued slowly. As the CPF amount used will be accruing interest as long as it is not repaid, when you sell the house in future, the interest accrued will be on the higher end, which might result in lesser cash payment. However if the CPF will be used to fund another house, it won't be an issue, or if you don't mind having more CPF for payout in future it is fine too.

Hi,

Do you have plans to sell the HDB soon? If so, not necessary to make early repayment since it will be redeemed by the sale price eventually.

Early repayment does help to reduce interest expense, but in exchange you lose out on the interest earned from CPF OA, so to me there is no difference since both ways I "lose out" 0.1% (2.6% - 2.5%). So whether it makes sense to do so is if it helps to improve your lifestyle without this home repayment, especially those that have been using cash to pay.
