Summary of Land Ownership in Singapore Inquiry:

Who:

Me (grandson, a Malaysian currently stay in Malaysia , currently aged 30 of Mr Tan , my grandpa, a Malaysian too who passed away already years ago.

What:

Trying to verify land ownership in Singapore for my grandfather Tan

Why:

Heard my grand mum and grandpa discuss land ownership in Singapore in 2004,when i was 12 years old. / LAND TITLE WAS LOST

Unable to find any land ownership documents among their belongings.

We don’t know the land address and details since title was lost many years ago.

Information i have to find back possibly a land possibly owned by my grandpa 60 years ago as:

Grandfather's full name

Old Malaysian ID number

New Malaysian ID number

Request from SLA:

Check for land ownership records under Grandfather's full name

Old Malaysian ID number

New Malaysian ID number in Singapore.

PROBLEM 1: SLA said in email: they CANNOT LOCATE THE LAND OWNERSHIP without land’s address or lot number which i do not have (LAND TITLE WAS LOST)

PROBLEM 2: I ask property lawyer for help, the lawyer said only with a name and Malaysian IC: Identity card, lawyer cannot assist me to find or prove any possession of land by my family too as it would have been an inheritance to my family.

Now i am at DEAD END, ANY property agents done a similar search on proof of ownership of a Singapore land purely by using Malaysian name and IC?

Additional Notes:

Difficulty obtaining accurate family information due to:

Grandfather and father born before Malaysia's formation.

Name discrepancies and limited records from British colonial period.

I have done my best to gather relevant documents.

Hi, this is very difficult to do a search based on the limited information you have provided. Firstly, it is unsure if the deed was even registered at that point of time, and if it is not registered, it will not be recognized. There is also a possibility that they did not own any land in the first place, so unless more information is provided, there is very little assistance we can provide.

If you are currently or planning to find a property agent, I can assist.

## Re: Difficulty Verifying Land Ownership in Singapore (Grandson of Mr. Tan)

This situation seems challenging due to the lack of a land address or lot number. Here's a breakdown of the issues and some suggestions:

**Problems:**

* **Missing Land Details:** Without a land address or lot number, searching Singapore Land Authority (SLA) records is difficult.
* **Limited Information:** Name and Malaysian IC alone might be insufficient for property lawyers to confirm ownership.

**Possible Solutions:**

1. **Family Records:**
* Double-check any existing family documents, letters, or photos that might mention the land address or location details in Singapore.
* Talk to relatives who might have memories of the land or discussions about it.

2. **Old Singapore Documents:**
* If your grandfather lived in Singapore previously, try searching for any documents related to him there. This could include:
* Old tenancy agreements
* Utility bills
* Identification documents with a Singapore address (if applicable)

3. **Engage a Singapore Land Researcher:**
* Consider contacting a professional land researcher in Singapore specializing in historical property records. They might have experience with tracing ownership based on limited information.

4. **Inheritance Lawyer in Malaysia:**
* Consult a lawyer specializing in inheritance law in Malaysia. They might be able to advise on:
* Potential inheritance rights related to the land.
* Strategies for gathering evidence in Malaysia that could support your claim in Singapore (if ownership is confirmed).

**Additional Tips:**

* **Contact the Embassy:** The Singaporean embassy in Malaysia might offer guidance or resources for tracing property ownership for Malaysians with potential land holdings in Singapore.
* **Be Realistic:** The process might be time-consuming and require patience. There's a chance you might not be able to locate the land definitively.

**Important Note:**

While property agents might deal with land ownership issues, they usually require more information than just a name and IC for verification purposes.

**Overall:**

Focus on gathering additional details about the land (address, location) through family records or old Singapore documents. Consider engaging a land researcher or inheritance lawyer for specialized assistance.
