The said property won't be ready until 2015, and my Permanent Resident application requires two years to be approved. Can my nephew, a Singaporean, act on my behalf for the 5% downpayment for the purchase of the property? When is the stamp duty to be paid for a 2015 TOP?
In other words, can the initial buyer switch, by consent, to another while in-waiting? Thanks.

Hi Balipapan,

since you mentioned the project to be ready in 2015, i assume it is a new project.

To answer your questions:
1) If you pay 5% downpayment under your Nephew, the house will be under her name.
2) stamp duty to be paid within 2 weeks after signing of S&P.
3) the buyer can not switch. It will incur another sample duty for the change of name.
