This is our current situation.

We are a family of 4. My elderly mum is staying and will continue to stay with us.

We stay in a 4 room HDB flat currently, My mum solely owns a 4 room HDB flat too.
Our 4 room flat: Just MOP 1 year ago
Mum 4 room flat: Left with 60 years lease

We are looking to shift house due to our kid getting into a primary 1 school elsewhere from where we are currently residing.

Therefore we are looking at either a Condo, meaning should be ideally 3 bedder since my mum is staying with us, or a Maisonette for the space that we would need.

I am unsure about how the finance and $ works.

If we were to sell both our houses, can my mum's side finance help in financing our condo if she wants to ?

Morning,

Yes its possible to use your mum's sale cash proceeds from the flat to help fund your purchase of the next property. If you like to use her CPF OA as well, then her name needs to be included as one of the co-owners. If she still has some employment income, adding her as co-owner will also help to bump up the loan.

It may not be necessary to sell off both flats, if you are able to finance the downpayment just by selling your own place and get a high enough loan just based on your incomes. That way, your mum can still get rental income from her current property and contributed part of her the rental towards your monthly mortgage for the next property. I have worked with a similar profile client before and will be happy to share all the possible approaches to meet your objectives, and whether condo or EM makes more sense in terms of lifestyle objectives and protecting your wealth through the right property.

Dear sir/mdm,

It is an exciting phase of life where the child is embarking their primary school journey and I can relate your feelings since I have went through this 4 times for my 4 boys. Supposed you intend to sell both units in order to purchase a condo or maisonette as mentioned, there should be cash proceeds generated from the sale if it is a positive sale, thus depending on how you intend to structure the ownership, the cash proceeds of your mum's flat can definitely be used for the next purchase. The key consideration is if she is ok with this arrangement and will she be a co-owner of the place you intend to purchase?

I have came across many cases where the elderly is uncomfortable in selling their place and moving in with the child, as that would leave them homeless in the event of family disputes thus this is a niggly concern many elderly have.

In addition, depending on her age, her CPF funds maybe locked into her Retirement Account after the CPF refunds from the sale of her HDB. So it is advisable to plan well on this in terms of finances. If she has CPF funds available for use in this purchase, then she will need to be a co-owner of this property in order for CPF to approve drawing down her CPF funds for the property.

I'd recommend that you do up an in principle approval for your loan figures to find out more about the finances in order to plan more efficiently for your next move. Wherever possible, keep your mum's flat without selling so she can rent out the flat for some income and perhaps contribute the monthly repayment of your purchase from there while not including her as a co-owner for the next purchase due to ABSD (if it is a private property that you will be purchasing).
