To Dear HDB Mature estate agent,

Is seems like that cov has drop. However if the valuation is not stable (meaning to say, it still going up, "linearly"). So the buyer wait a little longer or wait until the valuation price is stable so that the seller will sell at low COV + stable valuation.
Please kindly give your wise opinion?

Dear Johnny, if COV has dropped, it merely means that the sellers have more reasonable expectations of prices for their HDB flats. It does not mean that HDB prices would drop as valuations are usually based on transacted prices & as long as there are positive COVs, valuations would appreciate. Unless the market has deteriorated drastically, the market for HDBs should remain strong. What the government is trying to do now is to control the acceleration of prices by releasing more supply into the market but whether that would be effective remains to be seen. Read More
