We are both PR who own a HDB for more than 10 years.
I have the following questions to consult :
1) Can we buy a newly launch Condo? Must we give up our HDB upon buying the Condo?
2) If after buying the Condo, can we sell the condo before TOP ?
3) Understand we have to pay SSD ? SSD is wef from TOP right?

Good day to you!

1) Yes you can buy a newly launch condo, however you have to dispose your current HDB apartment with in 6 months after you purchase the condo.

According to the HDB website:
Singapore Permanent Resident flat owners and/or essential family members who have met the minimum occupation period for their flat are required to notify HDB of their purchase of the local private residential property before they exercise the Option-To-Purchase (OTP) for the property. They would also be required to undertake to sell their HDB flat within 6 months of acquisition of a completed or uncompleted local private residential property.

2) Yes you can sell the condo unit before TOP, however subjected to SSD. The amount depends on the date you bought the condo unit.

3) SSD calculation for private property starts from the date of purchase of the property (either exercised the Option to Purchase or the date that the Sale and Purchase Agreement is signed, whichever is earlier).

Evening Mr. Goh,

As SPR, you are eligible to purchase new launch condo. However, you will be required to sell off your HDB unit within 6 months from key collection.
Under current ruling, if you were to sell your unit within 4 years from purchase, you are liable for SSD, payable by cash.

Good evening Goh,

Since both of you have fulfilled the MOP, you can go ahead and purchase a condo but do take note that you have to dispose off your current HDB within 6 months from TOP date/ key collection.

Yes of course you can subsale your unit but normally construction will take less than 4 years so most likely you will be subject to SSD and the effective date will be when you sign on the OTP/ S&P.
