We recently contracted to lease a property and in the LOI (signed by both parties) we included a range of items to be provided by the landlord before commencement of the tenancy. This included cleaning, painting, provision of whitegoods and the removal of some furniture. On the day we are to take possession we find that nothing has been done. What are we able to do within our rights as we need to move in now but also need the work done ASAP. Once we have moved in, the cleaning and painting will be impossible to do. As the landlord seems unwilling, we see our only option to arrange for the work to be done and deduct it from the rent. Can we do this? Are there any other options?

Oh dear, request agent to follow-up with Landlord. Else, courtesy inform Landlord and advise you will do so at forthcoming rental expense. Best to have all these documented to anticipate dispute referrals of incidence. Good Luck and God Bless. Read More

    Thanks, Agent was very supportive and managed to arrange the cleaing etc so we took the keys a few days late.
i can understand how you feel.. firstly, go back to the agent.. meanwhile check the paper for the quotation of all the items listed in the LOI.cleaning ,white goods.etc.
give notice to the landlord that if things are not done ..you will proceed to get all the 'things' done and DEDUCT from the monthly rental...let your intention known to the agent and keep all communication through agt and landlord informed in writing before action..
