If you believe you are able to provide value added services to the client where no one else is able to provide, I don't see a need to reduce commission rates for our services.

There are clients out there who are willing to pay more commission than the market rate without even being asked to, as they appreciate the value added services provided, they can even remember your birthdays, and also buy little gifts for your family, and this is because you made a difference to these clients.

So the question to an agent is, are you happy to be only 1 of the agent or do you aspire to be the only 1 agent for your client?

In opinion, these agents are "hit-and-run" type, and will not last long in the industry. Having clients' "best interests at heart" will be the least of their priority as they chase after the numbers.

To survive in the long run, an agent should be professional and act in his clients' best interests. The client will surely feel it, whether the agent is genuine or not. I mean, if someone helped and acted in your interest, will you "be an arse" and shortchange him? A decent person will not do it. In fact, they will refer their family and friends to the agent for the job well done.

Thats a very good question! I've personally seen many fellow agents out there who are willing to 'reduce' their commission in order to attract more clients.. Firstly,just like a experienced / well known lawyer, you dont see them having the need to give discounts to attract clients. Even though they charge rocket price, clients still automatically go to them. There must be something that they can offer that other lawyer cant, their expertise. I truly agree with Aaron, you pay peanuts you get monkey. Don't expect extra/ full service when you are not paying the full salary. Property is most probably your biggest ticketed item that you are going to buy / sell, would you wana save that few thousand dollars and risks the few hundred thousands or even million dollars? Hi,

Just to introduce myself a little, I have been in the business for more than a decade and I am also a team leader of about 70 agents. I have seen many agents on how they charge their commissions and also companies who charges a flat fee model.

Let me share with you my experience when I serve my buyers to buy their house. There were a few instances where I tried to make arrangements to view houses being marketed by a certain flat fee agency and when we requested for a time to view, the answer was always no. They will only show us at the time that they have allocated and they are not willing to show us at any other times. Of course ultimately it may be the agent's issue and not the agency and also not the flat fee model's issue. But I did experience a few instances like this.

As for agent lowering the commission changeable, it may not necessarily do the seller any good. In our business, definitely there are some houses that can sell by itself. But being in the industry for a while, I dare to say your agent does really makes a difference in the sale. For houses that can sell by itself, the right agent can get you an even better price and for houses that are tough to sell, a competent agent can still get your house sold. If an agent standing in front of you, is a capable and confident agent, then why would he or she want to reduce the service fee to below the market rate. All along in all sales line, the salespersons are well renumerated if the company want to drive sales. The same concept applies. Of course when we say that, it does not mean your agent should only work for money, your agent should also be working towards your interests in the whole transaction.

I have encountered a few clients who initially wanted to negotiate for a lower commission but end up paying the full agreed commission. And after the transaction is over, they even want to give additional red packet to us, which we rejected.
