What does TDSR stands for? Please explain.

Hi Ann,
TDSR stands for total debt servicing ratio. Meaning the total monthly obligations loan installments (home loan, car loan, credit cards etc) cannot exceed 55% of your total monthly income. This will determine how much you can loan for your home purchase as well.

My EC was not ready for sale due to MOP (another 3 months from Jan) at that time and Ivan was able to give me advices on how to proceed from there. Initially we have decided to try to write to HDB for early sale but since it was only 3 months left, eventually we waited for another 3 months while we looked for our next property. Ivan was able to arrange for new property showroom appointment at a timely manner while helping us to list for our EC for sale. We were a bit worried when our EC sale time was longer than expected due to trade war, but Ivan was able to reassure us that our EC would sell. By November, he managed to secure a buyer for our EC. Hi Ann,
1) TDSR stands for Total Debt Servicing Ration. This is meant for private residential purchases only. For buying HDB, it is using MSR instead.
2) This is a loan guideline distributed by the MAS for all licensed financial institutes to follow.
3) There was a revision on this from the latest cooling measure announced by the National Development Ministry from 60% to 55%.
4) It means that you are only allowed to utilize 55% of your monthly income for all loans; housing, car & credit cards, renovation, installments, etc. A loan that you need to service monthly.
5) The formula is a bit complicated to share here. You may consult a banker to do an assessment for you to understand how much you can loan from the bank when you are preparing to make a property purchase.

it means total debt servicing ratio. Total debt obligations including housing loan cannot exceed 55% of your gross income. With this in mind, along with loan tenure, you will be able to find out how much can you loan.
