I would like to sell my HDB house and I understand that there will be HDB inspection a few days after Resales Application approval. Does anyone know if it is against the HDB renovation laws if the inner windows grilles were removed? My house was built in 2002.

What happens if HDB inspection fails?

Morning,

If the absence of this window grilles is deemed to affect the structural safety of the windows, the branch officer will require you the seller to make good of it before the resale application can be approved. He or she will typically provide info on what rectification needs to be done. If its not done, the resale application status will remain pending and cannot go for completion.

Hope the above clarifies. I am well-versed with HDB and private property transactions, having helped more than 100 homeowners transit smoothly with their housing plans. Please reach out to me at 97432395  for a more in-depth discussion :)

May I have more info on your requirements so as to make better recommendations? Thanks and looking forward to chat more

-- HDB Toa Payoh 5-RM Sellers of Million-Dollar HDB, Mr. & Mrs Leong

We were fortunate to have met Ivan Ng. He was thorough in going through what the complicated home-selling process required of us and more so in understanding what we would like to achieve from the sale of our unit. His responsiveness and assurance, was a trait that we really appreciate. We managed to secure a sale that exceeded our expectation with Ivan’s advises. The offered price for our unit was a record set for the flats in the neighborhood. This was definitely supported by the fact that Ivan’s listing of our unit was detailed and stood out from other listings. Because of this, we also engaged Ivan's service to help us search and buy our new resale home. After some searches and viewings, we managed to secure one at a reasonable price with his help. With Ivan’s cheery and positive demeanour, selling our unit to procuring a new one, was a smooth journey for us. It was a pleasure to have worked with him.

Before contacting Ivan Ng, our Property Realtor, we were quite apprehensive about our Contra-deal ( concurrent resale & purchase of HDB flats) as at that time the outlook of the resale property market was quite sluggish & pessimistic. But surprisingly our property realtor, Ivan , was able to put us at ease with his professional competence, astute work experience & friendly nature . He was able to consummate our contra-deal within one month of our HDB application. Now we are convinced by his promise that (in Ivan's own words) ... "A contra-deal is where the sale & purchase transactions are done concurrently and completed on the same day. This results in a seamless transition of the funds from your sale proceeds and CPF proceeds towards your purchase price." More importantly Ivan has also managed to clinch a good deal for our contra-deal. We'll certainly recommend him to our kins & friends. Thank you very much, Ivan. We are definitely your satisfied customers!

Hi,

1) There are no rules that all windows in the HDB flats must be fitted with grilles.
2) In fact, all BTOs are delivered without grilles. This is not a must-have item.
3) So, you don't have to worry about this.
4) Since your flat was built in 2002. You just have to ensure that all your windows' rivets are stainless steel.
5) If inspection fails, depending on the reason. Some need to be reinstated, some just need minor rectification. I did come across a case where the seller just needs to get a company stamping from the renovation company on a new work permit submission stating the renovation work.
6) You may find a contractor on the HDB web to solve your problem.

Please give me a thumbs-up if the answer provided is relevant to your main concern. Thanks!!!

Hi,

I would be most glad to assist you further and pls feel free to let me know if you need any assistance. Have a good day ahead. By the way, if the inspection fail and the HDB officer requires you to reinstall back the window grille, then all you need to do is to fix them back.

Hello,

Great question! Here's a detailed answer to address your concerns:

- It's important to ensure your home meets HDB guidelines before the inspection.
- Removing inner window grilles might not necessarily violate HDB renovation laws, but it's best to confirm with the HDB guidelines specific to your flat type and location.
- If the grilles were originally part of the standard fittings provided by HDB, their removal might be flagged during inspection.
- To avoid potential issues, consider reinstalling the grilles or consulting an HDB-approved contractor for advice.
- If your HDB inspection fails, you may be required to rectify any issues identified. This could delay your sale process as you will need to arrange for a re-inspection after making the necessary changes.

- With over a decade of experience in solving property-related issues, I can provide you with the best advice and support to ensure a smooth and hassle-free selling process.
- My extensive knowledge of HDB regulations and renovation laws can help you navigate any challenges effectively.

- Let's connect and discuss your specific situation in detail. I can help you prepare for the HDB inspection and ensure everything is in order for a successful sale.
- Reach out to me directly for personalized assistance.

Thank you.

Window Grilles and HDB Inspection:

Check HDB Guidelines: Not all window grilles are the same, and rules might vary. Check the HDB website or with an HDB-approved contractor to see if removing your specific grilles is allowed.
Originally Installed Grilles: If the grilles came with the flat from HDB, removing them might be a problem during the inspection.
Avoid Issues: To be safe, consider putting the grilles back on before the inspection, or consult a contractor for advice.
Failing Inspection: If the grilles cause your inspection to fail, you'll need to fix the issue and have a re-inspection, delaying your sale.

Unlikely to have any delay. You engage a HDB approved contractor and he will fill in a form for you to submit to HDB.
