8F Gerald Crescent is a 2 storey corner terrace sitting on land size of approximately 3,297sqft. It's 99 years lease commenced back on 12th August 1997. Unfortunately, we are unable to estimate the build up area since land plot is not regular in shape thus the estimated value could be not as accurate as we would like.

Basing on the recent transactions, with the latest being a Semi Detach house with land size of 2,241sqft transacting at $2.6m back in March 2024, and another Semi Detch house with land size of 3,314sqft transacting at $4.25m sometime back in July 2022. This translates to between $1,150psf to $1,282psf respectively. Working around, depending on the existing conditions of your property, you can be looking to get around $1,300psf range and see how market response before making any adjustments.

Hi, the estimated value of the property will depend largely on the condition of the property as well as other factors. Maybe you can provide more information by contacting me? By the way, the neighboring unit 8H with a size of 3314sqft sold at $4.25mil 2 years ago, which does not act as a good gauge, but maybe it gives you a better idea.

The price which potential buyers are willing to pay depends on factors such as the shape of the land as well as the interior condition of the house.
