Why are people even paying $1.6 million for a 99yr LH condo in the OCR facing HDB flats which cost only $600k? Are the facilities in the condos even worth $1 million? The mentality of buyers is really unfathomable.

Hi, everyone have their own preferences, and while this kind of condo doesn't appeal to some, it has a appeal to others. Some of the buyers do not have a preference for the view of the unit, but chose a condo for the privacy it gives, the facilities it offers, and other reasons they find it worthy.

There are a lot of different buyers in the market, and HDB might not be an option for some of these buyers; even for resale units. It doesn't make sense to compare them given the restrictions. Some of these include:

1. High earners below 35 YO
2. Single PRs
3. Foreigners looking to settle in Singapore (although ABSD of 60% have hit them hard)
4. Current private property owners who cannot own even resale without 15months wait out.

Moreover, there is typically more HDB supply than condo over the years. Over 2021-2024, HDB has built more than 63,000 units compared to the 21,000 in private units over the same period.

They aren't the only reason, but it's basically fair to view some condos as a luxury product with different supply and demand economics than HDB, contributing to its different price and later on, growth potential even if they are in the same area. Like how people buy Iphones over $200 redmis i guess.

There is no right or wrong when it comes to the decision of buyers. What you can buy now with $1.6m with current market, i think is limited too if you are looking at 3 bedroom units. If you don't buy, then what should you do? Do you have alternatives investment to look into? Perhaps you have but not others, or they may not be comfortable with alternative investments.

    When HDB started transacting at $1m a few years back, everyone also think it is crazy for the buyer to pay such price. Fast forward a few years, the $1m HDB buyers could have turned sellers and have made another sum by selling for $1.4m upwards. The fact is, many buyers made their move and benefited from the situation, while some who sit on the fence year after year without making any move still owning the same asset. Whether is this a wise move or not, time will tell, at the very least, if you made a move now, you can still make adjustments to the plan moving forward.

    Private homes are unlike HDB where future development plans are decided by the authorities. As private home owners, in the long run, there is still the collective sale option that can allow owners to exit. Being an island nation, land is scarce for developments, thus the model of collective sale for private home owners is a viable option.

    Kind of dumb throwing away a million dollars without analysing the true intrinsic value of a property just because the buyer has nowhere else to invest his money, don't you agree? For two 99yr leasehold properties sharing the same location but differ in price by a million dollars, I would err on the side of caution.
