Allgreen Properties has sold 54 units at its Holland Residences condo at Taman Warna, which was released this week. The average price for the 68 units released was $1,625 per square foot (psf), but this was weighed down by private enclosed spaces at the ground-floor of the five-storey freehold project.
According to Joseph Tan, the Executive Director of CBRE, which marketed the project, 80 percent of the units sold were purchased by Singaporeans. The 601 sq ft one-room units and the two-room units, which range from 957 sq ft to 979 sq ft, were sold out first during the preview.
Three and four-room units, as well as penthouses, are also available at Holland Residences. Prices of one-room units start from $1.06 million, while two-room units cost between $1.63 million and $1.73 million. A four-room duplex penthouse was the most expensive unit sold, which worked out to around $3.6 million.
Meanwhile, the joint venture project between SP Tao’s Shing Kwan Pte Ltd and BBR Holdings has sold seven units at the six-storey 8 Nassim Hill freehold project since Friday last week.
The freehold project with eight penthouses and eight townhouses, are all triplex units spanning across three levels. The townhouses occupy the lower three levels, ranging from 4,200 sq ft to 4,500 sq ft, while the penthouses are located on the upper three levels at about 3,200 sq ft each. Each of the 16 units has swimming pools and each townhouse has its own garden at the back.
The average price of the 16 units ranges from $3,100 psf to $3,400 psf or works out to around $11-$14 million per unit. Two of the five units sold were purchased by Singaporeans and five were snapped by foreigners – from Hong Kong and Europe.
