Three sites in Hung Hom, Kowloon to be sold

The Hong Kong government is planning to sell three sites in Hung Hom over the next three months, which could provide nearly 400 housing units.

The first site, located at Ko Shan Road, has an area of 20,470 sq ft and a gross floor area (GFA) of between 92,107 and 153,515 sq ft.

Alvin Lam Tsz-pun, Director of Midland Surveyors, expects it to fetch HK$1.2 billion (around HK$7,800 psf) and could provide between 150 and 200 units.

James Cheung King-tat, Director of Centaline Surveyors, expects the site, which is scheduled for auction on 27 April, to fetch HK$1.8 billion (HK$10,000 psf).

The second site is located at Gillies Avenue South and Bulkeley Street. It has a total area of 6,268 sq ft and a GFA of between 33,852 and 56,410 sq ft. It is expected to yield up to 70 housing units and Mr. Lim said it could fetch HK$310 million.

Meanwhile, the third site, located at Lee Kung Street, has an area of 13,979 sq ft and a GFA of between 62,904 and 104,840 sq ft. It is expected to yield up to 170 housing flats.

Mr. Lam estimates that the third site could fetch HK$600 million, while Mr. Cheung said the first two sites could fetch HK$390 million and HK$880 million respectively.

The tender for the first two sites will close on 29 April and 3 June respectively.
