Quite rundown but great transport links
Bought here a few years ago and juz move back after live oversea with my hubby.. Place can be convenience my daughter school(5 min walking) but if I’m not wrong the standard has drop. Management has change since last time and facilities old. Tile in pool coming off, decking cracked and can trip, maintenance poor and other tenant let dog poo anywhere. I read in other reviews and actually it’s a daily problem. I do like this place and I hope it will get better again. My unit refurb so quite nice unit. Perhaps management can do something about these problem to increase asking price even further -

Lovely neighbourhood
Rented for 2 years, sited in a quiet neighbourhood of Hillcrest, except for morning traffic Jam from 7am-7:30am (should be avoided) otherwise, this area is perfect for families and with young children. -

Good rental rate and value
When we decide to invest in Bukit Timah area, Hillcrest Villa caught our attention, and this consistently fetching S$9-11k rental monthly, and preserve the value. So far this is one of the best investment we have,. -

Great property with increasing in Value
Have been staying in Hillcrest Villa for close to 7 years, bought it at S$2.5mn and is now S$3.8mn, the value has increased tremendously especially the past few years. One of the key requirements is School, and MRT, which this property serves both well,. It is close proximity to RPGS and NYPS and also 400m away from Downtown Line - Tan Kah kee. -

Best Value for Investment
With $1000 psf is one of the best investment, in Prime district. 5mins walk to MRT, and name as King of Schools. Plot ratio of 1.4, with potential master plan changes to higher ratio, due to under utilise Tan Kah Kee MRT. -

Sharing my View
It has been wonderful stay, but we have decided to move out to another property. It is sad to go, as we have been our kids grown up here in this estate. But we are keeping this unit for a few reasons: 1) Good return on investment, fetching consistent tenants all year round 2) Location is key 3) Plot ratio of 1.4 potential for Urban Master Plan to review it upward, the utilization of Tan Kah Kee MRT is rather low, mostly used by RGPS or Hwa Cung or NJC or NYPS kids. Lately, lots of tenants on waitlist to view our unit, therefore pushing the price higher. -

Our Group Review
There are lots of reviews based on isolated incidents which doesn’t reflect the true status and its value. 1 unhappy tenant trying orchestrate this review to bring the rating down, for obvious self benefit, Because Hillcrest Villa is a great place to stay, and currently no available listing. We are group of current tenants and owners from unit: 1M, 1O, 3J, 7J, 19O, 13S, 17E to bring the truthful review here. House itself is wonderful, very big space with comfortable living even for 7-8pax. 2 parking lots just nice for many. 1 lap pool, 2 children pool, 1 jacuzzi, is perfect for a hot afternoon. Gym equipments has been upgraded. Bbq pot rarely utilised. New management, very attentive to feedback and quick to react. On the dog poo incident, is annoying, but doesn’t justify for 0. -
