Considering that this close proximity to matured estate Ang Mo Kio amenities, Yio Chu Kang MRT station and at psf of $800-$900psf, it is not a bad deal. -

Great value near MRT
Having lived here for about 3 years now, I can say with confidence that Nuovo is a great community with conveniences like YCK MRT within minutes walk, plus easy access to AMK Hub, Presbyterian High School, Anderson Primary, etc.. and nearby wet market. Very elderly and child friendly with nice layouts, built by well known CDL. I am sensitive to noise and yet, after moving in for 3 years, I hardly notice the traffic (unless my windows are wide open, which is normal). Very breezy, feels like living near the beach during year-end. I had heard (informally & not confirmed) that the NS freeway will be covered or underground nearer to condo stretch and will have minimal impact, so, I am not worried. Most of the folks that moved were original owners who cashed out after about 10 years, you can't blame them for doing so :) For us who stayed, we still love it here! -

Charming condo, great location
Have been looking around condos in this area and a few of my frens stay here. One of the better ones in terms of convenience as it is just a skip and a hop away from train station. Near good local and international schools. Profile of occupiers mostly local tho noticed a smattering of expats lounging around at pool area. Have 3 pools, one for lounging; one for laps and a baby pool with slide.. Gym pretty well equipped for a mid sized condo. While NSE is being built, it will be quite sometime before it starts. Those in the know will understand tt the semi-underground NSE cld possibly divert traffic from surface roads while shrubs and trees will be planted to beautify the area. Psf px extremely reasonable when compared to newer ECs and new mass market condos in the OCR and they are not even located near train stations. Layout is fantastic.. Very good for families..facade looks good as it's newly painted. But downside is tt function room a bit small.. good for nature lovers tho, it's a short run from pierce reservoir and can bring kids to the park at AMK town garden west for breakfast and the large play area. Verdict: charming condo with solid facilities and great location.. -

Many trying to exit & make quite bucks
This EC is over-priced. Many sellers were holding back hoping to get deal back then...but greed got the better of them now that the NS highway project is confirmed, many owners are desperate to sell yet still trying their luck to cash out asking at super high price. Estate is too noise with many HDB upgraders, family with small children. Avoid if you can because when the highway project starts, price will drop like a rock. to date no# unit on sale is 45. More in time to come as some are still trying to fight the NS Hwy project will resign to fate -

The new NS expressway will be here
Potential buyers must know the new NS high way is going to cut part of nuovo land - mayb the lap pool ( nearest to the road). The noise level from the MRT tracks and busy main road is already a concern now. Imagine when the new highway is just right infront of this condo? I find that Nuovo is over priced now for an EC! Facilities not really very new - prob a lot of hdb upgraders who did not bother to maintain the facilities. Although the MRT is near but not near to food or amenities. -

What's good and not so good on Nuovo
I have been to Nuovo several times... this is what my like and dislike: Like: It is close to MRT station, 400M away, Layout is good on certain units. Dislike: Too close to MRT track and main road, noisy and dusty, convenient stores are quite a distance away, dislike the penthouse layout, outlook a little dull... Eventually I didn't buy Nuovo. -

Nuovo affected by North South Highway
Nuovo is affected by land acquisition for construction of North South Expressway. After construction, the highway portion outside the development may be a semi tunnel. Noise and dust may be a serious a problem during construction and after completion of highway. Potential buyers need to weigh this in their valuation. -

G8 - HDB ?
i WENT TO THE POOL OF g8, pool like bishan swimming pool. design, layout, balcony is terrible. Design wide not as good as NUOVO. G8 design like the BTO HDB flat. my honest and frank opinion. NUOVO has good design - CDL does a good job. For those who think NUOVO is not good , go and see other property. G8 balcony like a cage not enough as a decent bacony . Since they are private and not EC, then tehy should have a nice balcony. If NUOVO not good, there are so many celeberities staying there!! All rooms are bigger than G8 , master bed room - much bigger. G8 room are square. Kitchen in NUOVO- great. Bathroom - good design. -

Nuovo EC vs G8 Condo
My own view, Nuovo calling price is too high for an EC now. Nuovo layout is good but overall looking quite dull. Finally i chose G8 since the price is not much different and moreover G8 is a full Condo status with full facilities,vibrant amostphere and very convenient as it nearer to AMK central and many more amenities. Definitely a better place to invest and for stay. As Nuovo, for those who like quiter enviroment and privacy may be ideal. -
