Very rare unit
TEL will be at the foot of the building when open next year. Well connected by public transport. Plenty of eating opportunities and not to mention 112 with GV complex and malls. Parkway Parade and many other facilities. Yet quiet and away from the traffic. -

Super location for Expats and Locals
Train station right at footsteps Mins walk to beach Wet market and hawker Centre opposite Surrounded by 3 malls Katong heritage street with restaurants eating / drinking Plenty of buses to CBD Many popular local schools around e.g. Tao Nan within one km Nexus Int’l Sch Canadian Int’l Sch Many Kindergartens around (Koreans and japs expats and their kids to church kindergarten just opp) -

is very noisy , bad drainage and foul in Parc
is very noisy, dirty as we are just beside the main road, the structure quality is not good, the marble is crakcing and peeling , the drainage in masterbedroom is really smelly , we had try to pour and wash with vinegar, the foul smell is unbearable, my kid and i cant sleep well . -

Subsale Transacted @1570 psf for 1292 sqfuni
URA record shows mid floor 1292 sqft unit sold at $1,570 psf on sub-sale. The price will go up further with the announcement of the location of the ERL marine parade station. I missed the buying opportunity during launch! -

Major developers aggressively investing here!
Far east has enbloc choa Kim keat mansion that is on the same location for $1,195 psf ppr. Capitaland has also enbloc marine point next to parc sea breeze for $1,056 psf ppr. The psf prices for these condo in this location will be sold at $1700 psf or more with these enbloc prices. The mrt station will be 3 mins walk away that is across the road! Big developers have been on enbloc spree in this location! I suspect they have info that there will be major developments and growth potential in this location that prompted them to buy up so many condos, hotel, shopping malls, etc here! -

Good investment choice
Good investment choice as there have been many enblocs and redevelopment projects in the area by FEO and Capitaland..... Something is cooking! The marine parade mrt station of ERL will be here! The properties here will definitely appreciate further upon announcement of the exact location. The environment, layout, design & quality is quite good based on information I gathered. -

Location The mrt station will be across the road Katong mall is 3 mins away Parkway parade is 5mins away Library, banks, supermarket, etc are 5mins away East coast park is 10mins walk Sea view from sky garden Very near to ECP exit, MBS, airport Tao nam is within 1km Katong eateries nearby Investment potential Marine point next to it has been enbloc by capitaland at $1,056 psf ppt. Will have to sell at above $1,550 psf Coralis is selling at ave of $1,400 psf Silversea is selling at ave $1,700 psf , the cape at above $1,800 psf and the Shore is ave at $1,400 psf Amber tower, paramount hotel enbloc by fareast recently -

Missed the train!
I have viewed the showroom during launch. The layout is optimal and functional with quality finishing. The location is superb and the new mrt station will be across the road. Unfortunately, I missed the buying opportunity when it was launched at about $1200 psf in 2009! The coralis condo behind is selling at more $1350 psf for low floor 3br unit. -

Worth Investing
With so many soil investigation being conducted in front of this project in the past few months, I am sure the Future MRT will be right infront. In view of Far East Org sweeping up as many lands as possible around it, I expect the psf to break $2000 within the next 5 yrs. I don't understand those who gave only one star for Nearby Amenities with Parkway Shopping, wet market, Katong Mall, banks within stone throw. These guys must be from NSP. -
