Nice residence for expats and great location
Nice and well- maintained condo with good size swimming pools and relaxation areas as compared to many condos these days with lap pools... big area for recreation and many expats living here. Near to amenities such as food , subway and buses. A short drive to town. Reasonable rent and friendly residents. A great place to live in, with nice panoramic view for the high floor units.I’ll recommend this place to expats who are searching for a place to rent in Novena. -

Fantastic and convenient place for expats
Pavilion 11 is a convenient and expat-friendly place. I’ve been renting this place for 2 years. A spacious layout unlike the newer condos, it has a nice and panoramic view of the city.. Big and proper pools for both adults and children. Food and amenities are just nearby, there is an extensive option of cheap and higher priced restaurant food. Mrt is Novena mrt, and it’s just a short walk, preserving its surroundings as a residential place without too much human traffic that could make the place crowded like those condos located just beside the mrt. With the hospitals , schools and 2 shopping malls nearby, it is convenient to amenities. Nice and quiet, a worthy place to stay. -

Not so good
The condo from outside has a charm and is nice looking but is not very habitable. The fittings are of very poor quality and within few years have already started showing signs of wear and tear. The rooms are super tiny and there is not much moving space. There is practically no dining space. The construction noise is maddening. It also becomes very dusty due to construction. With the new hospital building the entire view is now blocked and all you can see is buildings. It is pretty far from the MRT and in order to reach the MRT a whole stretch of construction site needs to be crossed which is quite dangerous. You cannot hail a cab here and will always need to call one. The building is quite unkempt. The pool is always dirty, the children play area, bbq pits, lifts nothing is clean. The windows are never cleaned from outside, and no painting of the building seems to be done. It is quite pricey for what it actually offers. It is also not a very child friendly condo. -

Amazing views, great location & peaceful
Pavilion 11 is the 2nd condo we have lived in, and is awesome for its access to amazing food and shopping nearby. The apartment itself is spacious for a new development and has great views from the balcony. Once the hospital construction finishes, the area will be very quiet. Already you get a sense of this on Sundays or later at night. Nice mix of locals and expats at the enormous pool. The gym is very basic but that might be the only complaint. -

Good place
This condo is by far the best looking condo in this area of Novena, perhaps with the Ansley. The pool is huge, so is the bbq pit area. It's 8mn walk to the MRT, 3mn to Balestier where they are tons of buses and cabs. Foodwise is either in Novena or Balestier, you enjoy both options at your doorstep. There is a construction site not too far, but only during the day and never on Sundays, and actually, where in Singapore is there not a contruction site ? Actually once completed the new building will probably improve the standing of the area even more. -

Poor workmanship
I'd almost buying a unit there, until few preview and noticed many shower rooms already get rusty, and kitchen done up pretty low class/taste. Property external facade already started to mold in less than 2.5years after TOP! Many sellers still asking for SKY High price when quality is definitely below Mid range Condo. Lift lobby also cheaply done up. Worst then many upgraded HDB lobby. Management+Developer+owner should do up something to make it more Value-for-money. -

Not good value...watch the price.
Endless construction noise from all directions. En bloc due immediately in front of towers, indicating another 2 years of noise and dust. Poor quality of fixtures, especially kitchen. Reliability and maintenance of facilities is very low. (e.g pools closed for over 5 months, constant rework). Worth considering if price is average to low. -
