Condo Info
This is a very resort style condo.Living here seems like staying in a resort style hotel. Very peaceful and safe place and location. Easy to access to almost anywhere in the east side. or with the transportation nearby , its easy to travel from places to places around Singapore. Most importantly, its near the airport for those who needs to travel a lot. Neighbours are very nice and nice security guards. Love that it's near the beach. Pasir Ris is all about seaside living and adventures. Although its quite a big project but residence living here are not noisy. Big car park lots if you own a vehicle.The pool is huge which I like for some weekends fun. -

Being a comparatively older condo for Pasir Ris(TOP 2006), the sizes are bigger, thus the prices quantum are also higher. 2 bed rooms start from 1066sf and price starts from about $1.02m. -

Only freehold in Pasir Ris and for a lucky few could possibly get under S$900 ... Pretty decent condo n well maintained ... Downside is still a distance from MRT -

Ris Grandeur - Resort Feeling
Attended a full month birthday celebration at Ris Grandeur last month & really like this project. Very resort feeling, peaceful & quiet. Beauitful swimming pool & big function room with Karaoke. -

Ris Grandeur - Freehold
Went to view a 3 bedroom mid floor pool facing and quite like the house but sold out three week later. Very large plot of land & for a 7 years condo, this is consider very well maintain condo. Will go & view a few more unit & hopefully can be a proud owner in Ris Grandeur -

Only Freehold condo in Pasir Ris
Rare freehold condo & very well maintain after 7 years. Moved in 5 years & still love this place. Very winding & walking distance to Elias mall. Good investment for long term. -

Poor management
Inflexible management and wheel cramped own residents when never change from old decal to new decal. Not Understanding towards own residents at all.. Car park always smell of rubbish smell and expect residents to shift car out of their parking lot in order for their rubbish truck to push out. Then why design a Carpark lot there??? Will never ever promote friends or relatives to purchase a property here unless they changed a new management. -

Management/ carparking problem
Management and Council Party not managing well. Carpark is a serious problem in this development. I'm living in a 4 bedroom penthse. As there are not alot of excess lots for 2nd or 3rd cars. Even though now in my case there are excess lots they will not issue to resident although paying them. Management here rather leave it empty. Inconsiderate management, i have four kids and now they want me to park in a HDB carpark which is almost 2 bus stop away. They just prefer to leave it empty! Those with 2 or more cars don't buy this development due to management who like to leave carpark lots empty. -

I will always miss Ris Grandeur
I see a lot of comments posted here on RG. Many motivated by self-serving, personal interests; and some are from agents for obvious reasons. I am neither. I have moved out of RG for more than 1/2 year now, to stay nearer to my aging parents. So my opinion is as objective as one can be. I am almost certain that you cannot find such a large freehold development anywhere else in Sg anymore. Not in this area for sure. Facilities are aptly maintained and accounted for. Interior layout is good with minimum space wastage. And every unit faces the pool. There will be a re-painting this year that promises the estate a fresh look. So, if you are settling in the East - Pasir Ris especially - look no further. Good luck! -
