Adam park?
Adam Park's maintenance fee per mth is $600 plus, if Shelford Regency collects that much i'm pretty sure it will look gd! I think Shelford Regency collects $300 plus per mth only. -

shelford not hot
Not sure why shelford area is hot. It's like the poor man's balmoral area. Traffic jam itself is already a turn off. Apart from schools, can't think of another reason why people want to buy Shelford Regency or any other Shelford projects. Small, cramp, traffic and in a not so glamourous part of Bukit Timah, and yet, charging premium prices. Look eastwards of Adam Road gives better value. -

negative comments justified!
Nice one passing by :) Looks like the people who are slamming all the negative comments are the owners of the place! By the way,those negative comments are exactly the reasons why they all move out. If you are comparing Adam Park Condo with Shelford Regency, theirs is a full fledged condo with FULL facilities and 2 entrances. Maybe they did move to Adam Park condo ;) There is always a reason why your old run down place is getting a poor rental yield and lousier returns compared to others in Shelford. So accept the facts ;) -

I guess if Jonathan commented that the "Building structure is extremely old and cracking " and Denver unhappily commented "what do you expect from a 14 years old condo", that's only sum up to me as this is an old and cracking condo, isn't it ?!! -

Why the negative comments?
What does one expect to have, when this condo is about 14yrs old? Try to stay in a brand new landed property if you can afford to. You will still face the same building structure problem as well. I would think the place is ok, meant to be quiet. Walkable distance to Botanic Garden is quite unrealistic. I would say walking distance to Adam place food centre is quite near. Facilities wise, This condo was built as such of limited factilities, hence no big deal over it. You can choose to stay in Adam Park Condo, where the maintenance fee is approx $600++ per month. Not happy, just move out will do. -

Unacceptable condition and living environment
Have been staying here for two years and finally decided to move out. Building structure is extremely old and cracks are seen in some of the corners. Neighbours are really nosy and like to complain for the slightest noise made. Pool is dirty and rusty. Main gate of the development not working and needs the guard to open and close manually. There is basically nothing good about this place and the MRT walking distance is not feasible at all. A slow walk takes at least 25 - 30 mins (actual timing) to reach the Botanic Gardens MRT. Thank Goodness we are moving out. -

Not walkable to MRT.
Looking at Sky's review, I believe Sky is either a resident or an agent. Serence centre is not 10-15mins walk. And the MRT station is definitely not walkable distance! Good luck! -

Old and not worth staying
Rented there for the past few years. Finally moved out. Due to the enclosed area, pool noise can be quite loud. Minimum facilities. Just a basic pool with a really small gym. Not even a Jacuzzi or tennis court. Not windy, stale air and you get west sun. The place starts to look its age. The unit also looks old with dirty looking tiles and flooring. Because of all of the above, we decided to move out and rented another newer project in Shelford. -

shelford regency
min facilities. poor rental yield. place is quite run down and looks old. no security gate. renovation required if u buy there. unit close to each others, can see neighbours, no privacy. they are asking prices near to brand new projects in the area??? need to be more realistic. -

Great place to stay!
Hi, having to stay here is a wonderful experience. Me and my family really enjoy the peacefulness of the development and my kids can really stay focus on their studied without much disturb. Amenities are also within 10-15 mins walk to the opposite Coronation plaza, Adam market or Serene centre. And the best thing is the Botanic Garden MRT is also within walking distance or only 1 bus stop away. -
