One of best condo in the paya lebar MRT with 330,000sq land space.3mins walk to train station. upgraded New Lift and New paintwork will began in 2025.Quiet, peaceful and most important good security Team in the estate. -

Cockroach infestation
This place is badly infested with German cockroaches which are extremely difficult to get rid of. Fumigation is not effective enough, and actually leads to more roaches fleeing into the apartment. The lifts keep malfunctioning a few times every month. Location is convenient though. -

Good location with nearby amenities
Location is superb to transportation and malls. My unit is facing the train track not it’s not true that it’s very noisy, with the windows closed, hardly any noise can be heard even in the dawn. Condition of the development is coming to 30 years old and wear and tear are expected. Of cos, en bloc maybe coming it’s way hitting 30 year old. -

Best Location for City Living
1) Transport connectivity and convenience with 2 mrt lines and cross island buses, 2) Proximity to 2 supermarts, 4 shopping malls, 1 wet market, nearby good schools etc 3)ample outdoor living spaces for exercises 4) Upcoming regional hub, 5) Choice of fusion food, 6) Yes ongoing traffic noises (plane, train, cars) but which city living is not noisy as long as i can sleep. Its bearable! My conclusion is living in simsville condo, there are more pros than cons. -

OLD, NOISY AT TIMES BUT CONVENIENT!!
Manage your expectations this property is at a huge traffic junction with shopping malls and train station (2 lines). Its about convenience and not tranquility. I could drive to my office in Orchard within 15mins. Its true the planes are noisy but its not everyday all day. Geylang is unique but there are crazy drives who rev their cars loudly at night but never seemed to bother my toddler who sleeps in aircon room with some white noise since he was born. All depends on where your unit is facing. Maintenance is weak but not the worst. I could live with it comfortably as family with young kid. Only thing is the size gate is not pram friendly till today despite numerous feedback. I just love how i can get to so many places so quickly with cte/pie/kpe nearby. -

QUIET & SERENE. CONVENIENT & SUPERB PRIME L
Have been staying in Simsville for >10 years n it's located in a Super Prime Location based on City Fringe projects. It takes a few minutes to hit straight onto CTE heading to town or the East Coast n Raffles Pl. it is well connected geographically. Also its generally Quiet n i cud even see Partial Seaview n Pool View from my unit. In addition, i could overlook the view of the surrounding Low Rise buildings. My Unit is breezy if i keep the windows open as it is well ventilated n could even get the breezes n winds that are coming from the east/sea direction. Those people who complain that it's very noisy from the MRT sounds is because you choose to get a unit facing the MRT n did NOT select the Ideal Facing Unit. Condo is linked to MRT Directly n next to 4 Shopping Malls. Excellent! -

The Best City Fringe Condo in Singapore
I've been living here for over 10 years now and I must say it's a great place to stay. Extremely convenient (next to Paya Lebar interchange) and well connected. Paya Lebar Square, City, Changi Airport and East Coast Park, are all nearby/easily accessible by direct MRT. More developments coming soon. In all, a great value for money, whether buying or renting. -
