The Best City Fringe Condo in Singapore
I've been living here for over 10 years now and I must say it's a great place to stay. Extremely convenient (next to Paya Lebar interchange) and well connected. You can go to CBD and MBS in 15 minutes by MRT. And the Changi airport in 20 minutes by MRT! Paya Lebar Square Mall, PLQ Mall, SingPost Mall all 5 minutes walk away! City, Changi Airport and East Coast Park, are all nearby/easily accessible by direct MRT. More developments coming soon. In all, a great value for money, whether buying or renting. -

Too Noisy Full Day
100 % agree with previous reviews. Here planes keep flying full day above your head and right in front the MRT noise. -

Noisy
Near Geylang Red light district, Main road and noisy. you can hear MRTs from 6 am to mid-night. People say, Close windows and doors and you won't hear anything'. However, if you have a home, why would you want to lock youself up. Visit the place and enjoy the sound of the train and traffic. -

Old Electricity & Water Fittings
Stay away from this condo and the houses here. You will end up in paying for all old equipments, fittings, pipes throughout your stay. Owners are getting tenants pay for the 18 century fittings and repair works. All nearby condo's are new, better and well connected at similar prices. Chutes are full of cockroaches and fumigation is just a formality here on Wednesdays. -

Noisy due to low flying planes ever 30-40 min
The biggest drawback of this area esp Simsville is the Paya Lebar Airport nearby. The planes fly so low and throughout the day that it becomes so annoying. I have to mute myself in every meeting while working from home, not just that while watching TV, while talking ... etc. They just fly over you head full day and you can't do anything about you. Simsville unfortunately is worse affected condo in nearby vicinity. Think before you invest or rent here and Paya Lebar Airport is not going anywhere, atleast for next 10 years. Around the National day is worst time, you don't want to live in your own that's how it becomes. You just want to go on a holiday and get rid of your own noisy house. -

This is an old development and hence can now see lot of electricity failure and water seeping issues. We lived in Block 8 and every single day had problems related to water and electricity. Plumber confirmed that the water pipes are very old and almost in the verge of blowing off. One such pipe had burst under the wooden floor causing water to surface and almost took 2 days repair work. The electrical power from the building's central riser is shared among the neighbouring units. Seems like this causes electrical short-circuiting leading to power failure even when low power Microwave is used. The landlord of this particular unit won't allow tenant to use Microwave unless they sign an indemnity form. Many units in this condo seem to have such problems. Management is aware of it and as well unit owners. Such problems are hidden until the lease is signed. Better be aware of all these, discuss openly, before renting or buying. -

Worst condo management ever
Pool has been closed for more than two months now and the management shouts back at you if you ask why. Apparently they are unable to even demarcate a small portion from where one of the apartments is being accessed for works. The tennis courts are often locked earlier than usual so that the guards can have an early time off. You see puddles everywhere after rains and in any case rules prevent kids from playing in most areas. Strongly not recommended for anyone who wants to use any of the condo facilities. -

Fantastic Convenient Location For Expatriate
I am an expatriate living in Simsville for some time now. I disagree that Simsville condo is located in red light district Geylang. Far from it, as its location is proximity to Aljunied Estate and Singpost @Paya Lebar MRT Interchange & Circle Line. I am been living here and have never got anywhere near or expose to the red light district. The condo is separated from Geylang odd number district by Sim Avenue fronting the condo on the main road. Moreover the thriving trades are active at even numbers and not odd numbers district which is another road away nearer to Guillemard Road. My family has never shop at this side of Geylang since amenities it just a stone throw away to Aljunied wet market and convenient stores such as Shop N Save and NTUC Fairprice. Also, supermarket like Cold Storage and McDonald and other fast food outlets plus shopping belt are just located at Singpost which is 5 mins walk from the condo. The unit which i rented is facing the MRT track. To me the noise does not bothers me. It is not as noisy as the road which is 24 hrs operating I have unblocked views too and facing the greeneries. The air over here is definitely cleaner than the one facing the road. If you want complete quietness, than stay somwhere remote from the convenience of this City Fringe area. Singapore living will always be surrounded by roads and tracks with noises. You cannot have the best of both world right. Therefore its a choice. To me convenience is of choice as it cuts down travelling time. It takes only 20 mins to reach office in Shenton Way and the circle line is well connected to other intersection in the cities. The office which i am working is now planning to locate to Paya Lebar Commercial Hub, when it is ready by 2014. By which time i may not even have to travel to work as it is just next door. I am already considering to renew my lease for another few years. Just my thought from a Simsville Resident Cheers! -
