    Great investment potential. Very well connected with current and will be further enhanced with 2 more new mrt lines linking all directions.

    Great investment for rent and appreciation in

    The 1500sf units have square layouts which makes it efficient and comes with 2 nicely sized balconies. The surrounding areas have limited number of units with this size as mostly are shoebox sizes. The limited supply of bigger sizes catering for families will make this a good investment for the future with the upcoming greater southern waterfront master plan

    The Beacon

    Straight forward no frills design condo at the fringe of the business district. Not eye catching but very functional and still convenient location. Great place to stay for those working in the Tanjong Pagar area

    Ok but some issues with the building

    Been living here for 2 years but will definitely moving out because of various issues. The building in general is good and has great access to the CBD. Main issue is that the windows have been falling out ( including in my apt) for nearly 2 years now and nothing has been resolved between the developer and management. I don't need to explain how dangerous 6ft windows falling 18+ floors is and the consequences as a result - such as pool closed for 3 weeks + when it happens. Leisure facilities decidedly average , pool good when it is open but gym not really great and machines often not in order. Management are also draconian - nothing can be delivered without a $1000 deposit and nothing after 1pm on a sat which hardly suits those working long hours in the city. Road noise and pollution is a problem for all apts as all face the road in some form, the massive Pinnacle aslo blocks much of the light and sun... Final thing is the school behind - which is very noisy during the week so working from home not possible.

    Hidden gem!

    I have been staying at the Beacon since early 2009, and bought last year. This is THE hidden gem in the city - both in terms of staying, or as an investment. At the current price (~1450), the rental yield is over 4.2%, which is phenomenal for a condo in Tanjong Pagar, close to 2 MRTs, bus connections, NTUC, 7/11, and an endless list! I see appreciation to SGD 1,625 psf, irrespective of a stable market in Singapore otherwise.

    Fits my profile

    Beacon fits the profile that i am looking for in an investment property and an owner occupied property. The upcoming primary school looks big enough to accommodate at least 1,200 students. This area is in need of a large primary school considering the big catchment area with established HDB flats (Cantonment close) and the just completed Pinnacle@Duxton. The presence of this school should make the Beacon a well sought area for school-going families. One thing that certainly stands out is this project's strategic location - less than10 minutes away from Raffles Place, Harbour Front and Marina Bay. Just across the Cantonment Road, you find a big wet market, NTUC shop, a 24-hour 711, community centres (with many badminton courts) and various foodstalls. Down Neil Road, you find various upper market restaurants and water holes for one to chill out. Via Cantonment Close, you reach the famous Tj Pagar KTM for the yummy nasi Bryani. It's sad that the KTM station will be relocated but the good thing is it could rejuvenate the entire area, sprucing up the relatively old-looking Cantonment vicinity. The convenience is really cool. The surrounding big offices like Xerox Office, Keppel Corp HQ and others should make this place a hotbed for people working nearby. The first time (June 2009) when i viewed this project, i walked away with good impression. In fact, I decided to buy one decent-sized unit there (1169 sq ft) which is currently tenanted out, generating a good rental yield. The squarish units make it space efficient. The built-in cabinents are of good size. The quality of the interior is not superior but we need to weigh this against the price paid. That's only fair. I am certainly a happy buyer.

    A convenient and well connected condo

    I find The Beacon very suited for city living: close proximity to CBD and great connectivity via public transport. With the large primary school due for completion by Nov 2010, this could add more value to the Outram Park and Tanjong Pagar districts. The Beacon offers most of the basic condo facilities. What's lacking is a tennis court but i would not complain about it as city condos usually do not come with a tennis court. Tennis court is usually underutilised. What i like most about this project is its 40m lap pool. The facilites are well maintained. Noise is an issue but this is the price to pay for city living. Well, after a while the noise does not bother anymore, i suppose. The tall HDB - Pinnacle at Duxton - is daunting to look at from the poolside. There are positive spinoffs: more shoplots (dentist, 711 and Mr Bean), more amenities could be constructed around the area - the primary school is one case in point. I like the good sized kitchen for the three-bedder unit. The direction of the condo is good. Its East-West facing allows lots of sunlight. The morning sun or heat is largely blocked by Pinnacle at Duxton. Overall, I think this is a good project for city living.

    OK but not luxurious

    Although Amit Jain gives a very good description of The Beacon's location, I'm afraid that it does not live up to the "luxury" standard that has been advertised by the developer. Pros: 1. Location - it is near the Purple & Green MRT lines. Chinatown, NTUC Fairprice grocer & the Malaysian Railway are within walking distance. The location is what makes The Beacon a very convenient place to live. 2. The floor space is pretty square, so it is easy to place furniture 3. Wardrobe space is a good size 4. Property management is always on the look-out for the safety & well-being of the residents Cons: 1. Quality of building materials is poor - kitchen countertops scratch very easily; the traps under the sink constantly leaked & had to be caulked shut - which means you can't access the trap as it was designed to be; drawer handles broke off the drawers; already stress-cracks in parts of some walls 2. No dishwasher in the kitchen 3. Clothes washer & dryer hook-ups are out in the yard 4. No air-con in the kitchen 5. Toilet tanks are built into the wall, so when we had a runny toilet, we had to hack at the grout & remove the tile to fix the problem 6. Primary school construction immediately adjacent to the property is quite noisy even at 10pm. Construction should be completed by 2011. 7. Monster HDB – 1,848 units (The Pinnacle @ Duxton) & new primary school behind The Beacon will surely increase auto traffic, noise pollution, crowding of public transport, crowding of shops, etc. 8. Rush hour traffic is almost impossible to navigate through even before The Pinnacle is at full capacity 9. There are "scantily-clad ladies" out & about in the neighbourhood at night...not really a problem, but it speaks tons about the neighbourhood. 10. The property management can be quite inflexible at times. Overall, The Beacon is a decent place to live, but I'm looking forward to finding some place a bit more comfortable next year.

    CBD Living

    Beacon suits the needs of those wanting a city living yet not willing to compromise on the size, desiring a peaceful abode and yet within easy reach of the city buzz. Situated about 50ms outside of the CBD gantry, it is within a 15 min walking distance for all office buildings upto CPF building on Robinson road, 20 mins walk to the festive Lau Pa Sat food court, and all major banks. Singapore General Hospital is a stone's throway for any emergency. If you drive, then we are talking about a leisurely 5 mins drive upto the heart of CBD. Beacon provides ready access to the East west line due to its proximity to Tanjong Pagar (about 7-8 mins walk) and a similar walk to North East line (Outram Park). Vivocity, Sentosa, Orchard, Clarke Quay and the soon to be opened Marina Bay Sands and Resort World Sentosa are all within a 10 min driving radius. Beacon has sizes ranging from 807 sq ft for a two bedroom (the squarish layout makes the apartment more spacious to close to 1500 sq ft for a 3 bedroom apartment with a perfect square layout. The three bedroom apartments come with two balconies which are spacious even without encroaching on your living space. The 2 bedroom+ study (1109 sq ft) could be easily compared to a 3 bedroom apartment in many new estates. The interiors are as good as you would see in most plush condos (minus the branded bathroom and kitchen fittings). Beacon has a good Gym and a full sized Lap pool but lacks a tennis court. So if playing tennis is the one thing that unwinds you, the condo is not for you. If you like to go on a run outdoors, the peaceful and quaint neighbourhood will add to your mood. Will appeal most to those working around Tanjong Pagar, Harbourfront or China Town and to those working in Raffles Place area who don't mind the 10 min commute for the price difference. Construction of Pinnacle at Duxton which was a minor irritant earlier has been completed.

    99 yrs lease

    Please get your facts right before u make any comment. FYI, the developer paid $$11 million to top up the lease to 99 years in 2004. Btw, if u have done your homework and find our who is the developer for The Beacon and u would probably not comment anything (bad) on them.
