Older but well-maintained Condo - by Stevens
Older but well-maintained condo, with good community feel. The swimming pool is particularly attractive. Gym is small but serviceable. Excellent transport links with Stevens MRT one minute by bus or 6 minutes walk. Walking distance to Botanic gardens. Nearby Orchard & Scotts Roads. Multiple Excellent schools nearby eg SCGS, SJI etc. High percent of owner occupied units and generally peaceful atmosphere. Very generous parking - up to 3 parking spaces per unit. Nice plants & flowers. around the estate. -

Looks understated outside but can be luxurious inside. Penthouse units can be a maisonette with internal private lift -

Pleasant and Quiet Estate
I have lived in The Legend for the last 2 years and I really like the upgrading of facilities and quiet transformation of the living environment (e.g. better landscaping) that have been taking place from the time I moved in. In addition, The Legend provides ample parking space that nobody ever has to fret about having more cars. When one steps into The Legend, there is no sense of the place being over-crowded so much so that one have to compete for the use of facilities. I am so comfortable that I don't see a need to move, what more with the coming of the MRT line in a few year time. The rental is also very attractive for such a location in city area. -

Developer's Philosophy
In order to understand the Developer's philosophy when The Legend was Built in 1996, we must revisit the attributes that went into building this property.There are five attributes which are PRESTIGE, being a Freehold property in a prestigious location. QUALITY, the property still looks relatively fresh and functional and is in great demand. COMFORT, built with features like ducted vacuum system, rare Loft Design, Bidets in Bathroom and ducted Air-con System and a waste disposal system in unit. SECURITY, All Doors and Lifts are by Card Key Controls. CONVENIENCE, The property is built with a Laundramat, Gym, ample Car parks and a good size Swimming pool. Good architectural design and layout of the units. VALUE, Long after the building is built, the value remains because of these attributes. It’s really a Home and not just a Building.To be fair no reports were entered for the whole of 2012, and we are already in April 2013, and the neighboring buildings like CYAN and Madison Residences are already completed, and the place now has a nice ambience of peace and quiet. THe Legend exterior has been repainted. Also the Stevens MRT is scheduled to complete in 2014, and Cold Storage & MacDonald is round the corner. -

Noise Noise Noise at this retirement village
forget the kind comments by residents, they are all extremely snobby and there is no community or friendly atmosphere at the legend! Just lots of filipino maids walking owners dogs and old people everywhere. Yes I agree the loft space is roomy but the kitchens are old n green and the central aircond units are musty and breakdown often, not to mention your monthly costs will be around $500 ridiculous dollars per month!! And most owners, who are towards retirement will not let you make alterations, such as placing environmentally efficient fans, lights etc. Even better is how certain neighbours complain at how dis-organised you leave your shoes infront of your own door! or complain at a bag of rubbish left there for less than 2hours....residents here have nothing better to do. Do you like to play music? well you better keep it on notch no.2, anything more and you will have the police at your door... But the best part is the construction on BOTH sides of the building. Do you really think they only work during office hours? Come in on sunday morning, have a swim in the pool with lots of bukit timah rd traffic and see for yourself.... If your looking for a real modern and convenient loft, check out lincoln modern in novena....you'll have peace, privacy and a crowd of intelligent, young professionals.... -

Another viewpoint
As a 4-year resident of The Legend, I have another viewpoint. Yes, there is some construction going on next door, but the noise only occurs during normal work hours when many residents are not home so aren't bothered. What the Legend does provide is architecturally interesting condos--many are loft-style and on high floors so light and airy with beautiful views over Bukit Timah/Dunearn with its green vistas and skies and at night, city lights. In short, beautiful views. Each unit comes with a reserved parking space but the public transportation is excellent. There is a bus stop directly in front of the building for door-to-door service from Scotts Road (5 min), Nhee Ann City (7 min), Tanjong Pagar (25 min), Fullerton Hotel (20 min) ++. Alliance Francais with its excellent film programs, cafe and social activities is a 5-min walk. A brand new Cold Storage is 4 min in the other direction door-to-door. Three new restaurants have opened on the same block (including a McDonalds for fast-food lovers). Loads of taxis on Bukit Timah 24/7. 20 min to Changi. Yes, there are rules of no deliveries after 5 PM and weekends but emergency services are accepted 'off-hours' by a quick chat with the on-premise building manager. Security is the best in Singapore; 24/7 coverage with security who provide top service and know the residents' names and needs (they'll sign for deliveries for you, keep the key for servicemen...one needs only ask). Public areas are well kept; there are gardeners, cleaners, staff who do their jobs properly. Pets are welcome if well-behaved. The Legend is a great building to live in. It may not be brand new but that means the units are roomy and you get space and quality for your money. The quality of individual units internally varies of course-some have been kept up, others perhaps not...so come and make up your own mind. -

Pluses and Minuses
Pluses: The condo is 300 m from Stevens MRT. It is freehold and in District 10. The place is well-managed, i.e. clean, green and safe. Conservation charge is $500, reasonable for this type of condo. Personal lifts for the larger units. The larger units have 3 access doors to the outside. On each floor, there are only two units. Great scenery on higher floors Living room and dining room too small for this type of condo. A lot of space given to the bathrooms and utility areas. Minuses The units do not have balconies. The loft units are not suitable for families with children and aged people. Too many bathrooms in the larger units. Not very bright indoors because of the lack of balconies and large sliding windows or doors. -

Nosy and snobby Management Council
I agree with the 2 reviews. It's a shame cos there are not many loft units in Singapore. And if it wasn't because of the construction going, this would have been an ideal place. Constructions are not due to be completed until 2014. But what is most annoying are the Management Council members who also lives there. These council members inconveniently set a rule that no moving, or contractors of any sorts to come after office hours nor over the weekends. Not even for the air-conditioning guy to come and check your aircon if it is leaking! These council members are either retired, too rich or simply ignorant that most people are in their offices and are only able to arrange these things after hours or over the weekend. They are so paranoid and strict about it that they will walk/drive round the building to see if anyone is violating the "house rule". Yes! They have that much time in their hands! I've encountered so many problems with trying to set up my cable tv, phone line, fixing my aircondition, etc. because I had to either take time off work or go to work late, etc. just to cater to these office hours rules. So take heed... construction noises for the next 4 years and snobby, nosy management council members for as long as you're there. -

Avoid renting or buying here
I wish i could say alot of positive things about this place but i cant based on experience. Whilst the apartments by singapore standards are spacious, there are several dis-advantages with living at the legend. Firstly, the building is old. This means the gymanasium is smelly with rusty equipment, the swimming pool and chairs are grubby and uncomfortable but more importantly the central air conditioning systems need to be replaced. Many are not, meaning very un-efficient systems consuming alot more power than necessary, thus high monthly electricity bills. The bathroom decor is also very un-attractive. You will feel like you still living in the 80's. Secondly, 2 brand new very high developments have just started construction next door. You might think that the apartments which are atleast not facing the construction are quiter, however this is not the case, as the legend building is not built like a rectangle. It has a central open atrium meaning either your kitchen, bedroom or lounge room will face the development. And unlike united kingdom or australia, construction in singapore starts very early even on saturdays! but maybe you like the sound of heavy drilling... I enjoyed living at the legend 5 years ago, but with two friends now complaining to me every second day on how they cant wait to get out (also due to snobby landlords who dont want to renovate or fix things), I would suggest you consider a newer and quiter place, of which there are many in the surrounding area. Sorry the legend but i think its time you go en-bloc! -
