    Best Development (at least in this location)

    The condo is 999lease yr and unique in design (can only find these in orchard) and is situated at a fast developing location and region (a few mins drive to future marina bay area in jurong). Future yield is guaranteed, whether rental or selling price. Those who have really experience here (even for units facing the roads) will testify that the supposedly the nosiy traffic or afteroon sun (that were mentioned here) does not at all matter, in fact quite neglegible. In fact, I will say the bukit timah hill facing units are the ones best endowed - with balconies for you to take in the magnificant greenery hills and blue sky every day. Privacy is so much better with smaller number of households. All factors considered, best private developement, at least in this area.

    Swanky and Special

    I've come here to work 2 years ago and my wife teaches at the German European School off Bukit Timah Road. We're currently living in a rented apartment at Sunset Way. Bad news was announced regarding the rental and that also explains why I'm here. It's a great pleasure this Chinese New Year when we got together with our friends at their lovely home, a condominium apartment, at The Linear. Now we're seriously interested to buy a unit there, but only to be told that all the back rows, especially the ones on the ground level just like our friends', were all taken up! When we got off the bus, we were astonished to see this amazing structure so wide and shiny, it looked like an award-winning piece of art. Then, we wondered about the traffic noise and heat the whole thing is going to absorb.. But hey, wait a minute, the moment we stepped into their place, the noise was gone! No closed windows and air-conditioning, yet, a breeziness occupied the space while tall shady trees swayed in the outside scenery. I even spotted a squirrel on the branch. The rooms were bigger and brighter. One area in particular, the couple's bathroom, was really impressive. There was even a closet built inside the huge bathroom. The Linear is swanky and special. Unfortunately, we are 2 years late.

    Can't hear myself talking!

    Went there to view a unit. MRT construction is now ongoing right BESIDE the condo. The noise is unbearable! When u are standing at the lobby you cannot hear yourself talk. That's how bad it is. Units on first and second floor facing the street are obstructed by ugly green metal fence to cover the construction so even if u you have two wonderful balconies in your unit there is absolutely nothing to look at. On the positive side, the layout is good and spacious and the bathroom in the masters bedroom is gorgeous.

    My view

    I went to view a penthouse unit on the highest level. I had been attracted by the sleek design of The Linear's facade and was curious about its interior. The unit faces the front road. Traffic wasn't heavy during that afternoon but when I opened the full height glass door to step outside to the balcony, I was dismayed. The noise from the traffic was like the sound you hear from a generator room. The balcony has a decent size but the bland view out there and the traffic noise are a real shame. Another huge problem is the sun. Throughout the time I was standing in the living room near the balcony, I got the strong sunlight shining into my eyes. I later learnt that the afternoon sun falls on all the units facing the front road. I think even with all the air-cons switched on, I may not be able to enjoy this unit knowing that I have to switch on air-cons all day and all night long to live comfortably. Interior design wise, the rooms' sizes are reasonable. I've seen much better designed penthouse than this one. The noise and heat are the biggest concern anyone will have while looking for a place to live in, and this place is really no place for me!

    Good potential!

    Pass by Linear frequently but never have the intention to visit the project. While I recognise its potential when the mrt system is in operation, I am concerned about the massive construction works which is going on currently - dust, noise, and most of all the safety of the building structure. Its proximity to the nearby drain (behind) does not offer any consolation. A safer bet for me will be nearby condos like cashew heights, hazel park etc.

    Enjoyed very much staying here

    Have stayed a few suburben condos and found Linear is the best. Have stayed in this condo for a year plus and have not regretted buying it at all. In fact, I would regret a lot if I have not bought it and I will feel sayang if I am to sell it away to make a handsome profit now. I stayed in a unit at the highest level overlooking the mindef. I get a very generous view of the vast greenery which is invaluable in land scarce Singapore. It is this reason I have prefered this (that comes exclusively with balconies) over to canal facing units (with views which are blocked by the tall HDB blocks). Contrary to most views on noise and afternoon sun , they are not as bad some may worry. Having stayed for a year plus, these do not bother us a bit. 999yrlease status, small number of hoseholds (hence much less crowded and this adds to its luxury), balconies, modern looks, future MRT, plaza, convenience to orchard, relative affordability (for now) are aspects that are hard to come by in a single development.

    Gave Linear a miss

    My parents advised that linear units is a good buy because of the freehold status, and will fetch a good value when we want to sell. We viewed 3 units and two of them are penthouses. All 3 units with different layouts. Single floor penthouse very cramped interior but big spacious balcony, can see the canal drain. The duplex penthouse has a narrow balcony and stairs leading to a junior bedrm and a small lounge area. The normal unit has more impressive interior -not facing the mainroad and at the other end (not the petrol station) Viewed the facilities. only block 888 has access to swimming pool and facilities. Other block residents will need to go thru this block to use facilities. Small pool and two bbq pits side by side, no changing room at this floor need to go dwn another floor (steam room and Gym - two/three treadmills)

    Happy Buy

    We got this place in May 2009 when the prices were down. The reason we got this place is because we wanted to buy it, when the project was launched in 2004. We love the condo design. It is further enhanced when Government announced the MRT location after we bought it. When the prices dropped in 2009, we bought a unit without viewing since it is already tenanted. We only saw it only recently when we change the tenants. We like the unit, nice layout, we intend to stay in when the MRT is ready. Now it is noisy and the MRT/road works causes jam, thus we are not too keen to move over. Overall, the condo is good brings good returns and it is further improve when the railway tracks are out and the MRT is in. I read everybody comments, with so many comments people must be watching or tracking this project. Cheers.

    Linear (Noon Sun)

    I viewed the unit, the feeling is clamp. Remind me of hostel. Is a long stretch so depending on which unit you are looking at, and if you are right at the end (from 10 miles junction), is a long walk. The layout is functional but the facilities is not worth mentioning, everything is mini…mini gym, mini pond (sorry swimming pool) etc. Units facing the main road (to me) are problematic unless you can live with the direct beaming of the noon sun. (I was there between 2.30pm to 5.00pm), and you feel like wearing sun glasses. The unit facing the canal will have morning sun but is of better choice, which probably explain why the agent only showed me those units that face the main road…

    Generous interior space

    The Linear Condo's interior layout is one of the few I've come across (I work in various condo projects) that has good interior design. The bedrrooms, especially the master bedroom, are bigger than most condos out there (no space is wasted as there're no bay windows) and it has the biggest master bathroom (shower plus long bath) that resembles a classy and modern hotel. In 3-4 years' time, residents can take the mrt from Bukit Panjang station and it's the 1st stop of the new line. Wow~
