  Freehold gem with scarcity value

  - One of the very few freehold condos that is immediately adjacent to an MRT station (King Albert Park station, Downtown Line) - Within the decade, King Albert Park station will become an interchange for the Cross Island Line. When that happens, getting to Ang Mo Kio and Jurong East will be a matter of just 3 stops. Not to mention a direct train line to Changi Airport - <1km to top primary schools (MGS, Pei Hwa) and near Hwa Chong with direct transportation (downtown line) - Sheltered and direct access to shopping mall (Sime Darby Centre, which has a variety of food optioins plus a massive Cold Storage hypermarket) - Great squarish layout - Mgmt recently gave the development a new coat of paint - buildings looks 10+ years younger - Full facilities ie. tennis courts, bbq pits, function room

  Minimalist, Elegant, Stylish Architecture.

  1-minute walk via MRT. Nearby-ColdStorage/NTUC/FoodCenter. Large floor-to-ceiling windows gives wide scenic greenery views. Minimalist posh architectural design- an understated luxurious gem.

  understated posh elegance

  Understated Posh Elegance; Grandious Windows; Aesthetically Beautiful Minimalist Architecture ( clean lines). PROS: 30seconds to MRT. Does everyone in your family own a car? Can your kids/teens drive yet? If no- everyone needs bus/mrt. FULL SHELTER from MRT to condo & SAFE for TEENS/LADIES returning in evenings (versus a nearby more more costly condo's longer/darker walking path). PROS:FLOOR to CEILING grandious windows (not many condos hav this) providing vast horizontal expanse of aesthetic scenery (sunrise/sunset). PROS: nearest pri sch (needs balloting under 1km, has affliation to Secondary+ JuniorCollege (its rare), one of the best GIRLS pri schs. PROS: Cheers(24hr) + ColdStorage 1-2min walk. Food-Market: 8mins walk (good exercise) or 1-2 bustops. NTUC 24hrs (5mins walk). PROS: GREEN corridor ( kilometers of cycling/jogging ) within 30seconds. CONS: some noise if face main rd but OK for mid-higher floors. CONS- no function room.

  Good Location

  This is a good condo for families. Close to several international schools, wet market and shopping. It is an older one but ours is renovated. You can't beat it for the space compared to some of the many places we were shown and I'm looking forward to having a MRT next door. Just wish it had a function room but at least gym is never too crowded and the pool is good.

  I personally feel the asking p.s.f price for this project and the surrounding freehold condo projects are rather high for the rather poor rental yield it gives after all deductions.

  Old problems

  Positives: Big livable units available and prices are acceptable at around $1,500 psf. Area does not feel extremely built-up even though it is in an area that is fast building up. Near to a good girl's school although that is useless if you have boys. Negatives: Although only about 10 years old, there are visible signs of aging and there were mentions of water seepages even with repairs done. Frequent floods in this area is a well-known problem so if this is already plagued with shoddy workmanship, floods may further damage the buildings. Best is to en-bloc this and build a new one.

  Best Among The Older Condos Along Bukit Timah

  Don't quiet understand Ms Teo Teo review. I think this development is a jewel. Where to find freehold development next to MRT station. Could it be a case of sour grape? No offeence!

  Poor floor planning

  Viewed several sized units and found the kitchens overlooking neighbours kitchen directly, whose main door also faces directly opposite your house door. All units are like this which is in geomancy very bad luck. Tension can spark easily with encroachment issue as four units share same lobby which is dimly lit. Some units have mould issue due to the floorplans emiting very little light into rooms. Bugs seem to be an issue in estate and pool is small and enquiry into URA planning will reveal not a very relaxing place to have a dip as there will be blocked views.
