    One of the Earlier Developments in Tampines

    As one of the earlier developments in Tampines, The Tropica has the positives of condos in the early 2000s, but also the negatives of an almost 30 year old condominium. Units are larger than today, and some units will enjoy a good view and breeze. However, the place has always suffered from poor public transportation links, and even the Tampines West MRT station is not within walking distance on a regular day. Traffic is also heavy, and it is not unusual for drivers to face trouble driving out of the condo during peak hours.

    Please avoid purchasing units in Tropica

    If you have kids who love to play outdoors, Tropica is not a condo for you. It’s the most kids unfriendly condo I have come across. Kids are not allowed to even play in common areas. Apart from a small play area for very small kids, there is no other place for kids to play. Also management is non supportive of any changes to kids play areas and there are always complaints even if kids play light ball games

    Tropica used to be a family welcoming place. But for past years half of the facilities are closed supposedly for renovation but more for old management to just enjoy the quietness. AVOID!.

    The proximity to the pond and Bedok Reservoir

    The proximity to the pond and Bedok Reservoir is great while proximity to the industrial park isn't that great unless it is with the view to procure tenants.

    Well-Maintained Property

    A well-maintained and resort-like property with comprehensive condo facilities and good space between the blocks. Well connected to major expressways and close to various learning institutions such as UWC and SUTD. Situated just beside Bedok Reservior and well insulated from any traffic noise. A nice place to live in.

    Condo with surround views...

    There is only one reason to buy Tropica, buying with a Reservoir view. Easy access to the park without crossing any roads. Amenities are within 10 mins walk. Bartley Expressway just a turn around. For those looking at a quiet sanctury, this is the condo to go for.Future MRT coming up 3 bus stops away.

    The Plus and Minus - Any upside?

    Actually Tropica in my opinion is not in a fantastic location. Going towards Changi direction, one has to filter to the right lane, battle with the traffic, take the U-turn then move along Ave 1 to get to PIE Changi. The left turn only brings to the PIE Tuas. Bartley flyover exit to KPE is a slow crawl at Airport Road in the morning. It is almost 2 kim to the nearest Tampines MRT station (with many bus-stops) before reaching the destination. There is no shuttle provided on the assumption that many own at least a car. Good and bad - as it may increase the monthly mgt fees unnecessarily. On the interior layout, the minus point is no storage room except for the miserable power control cabinet. The maid's room has to be used as a store room. That means the helper has to sleep in one of the rooms or in the living room. The design of the air-con ledge in the fengshui block is another minus as it is located right outside the room facing Ave 1. With heat and noise, that room has to be closed and air-conditioned in order to sleep in it. Another tell tale sign that it is an old project - the Master Bedroom's bathroom does not come with shower stall (except for the 4-roomers). The interior plus point is no bay window. On facilities within project - time to change the seats by the pool to those with net. The current ones with mattress do not drain water and do not look very hygenic either. It will also be ideal if there is a common reading room area. Having said that - not sure what is the psf upside at the current entry level of $753/$754. It seems to be peaking as there were zero transaction since beginning of Dec 2010. Maybe it is a case of owners asking for dream price but buyers are not budging.

    Tropica is worth the purchase

    By giving a rating of 1 for all different categories, just because of construction nearby, is an unfair assessment. Perhaps only block 61, 63 and 65 might be affected, but that cannot completely over-write the plus points of The Tropica as follows: A spacious Resort style, full facilities with Squash court that is not commonly found in most full facilities condo. Nearby amenties includes mini central with Mcdonald, KFC, wet market, shops, six coffee shops, with good schools such as St Hilda and Poi Ching Primary. Not forgetting TP and UWC that is near completion, and is within 1km. Accessibility to City via KPE and Bartley flyover is also a bliss, 10 mins drive to Suntec. Not forgetting TPE and PIE nearby in less than 3 traffic lights. Current market price of $700+ psf is pretty reasonable in view of the above and to factor in price increase for mass market condo throughout Singapore and we can't kept living in yester days. My view is that the price is low and worth buying factoring the median price of nearby waterfront gold and waterview that are at least $950 psf. Though Tropica maybe 10 year old, a 10% discount would be $855 psf. To exaggerate, a 20% discount would be $760 psf and this would be the worst case baseline of this condo and hence the recent transactions of near $753 psf is at fair value at today's price. With the new downtown line station, Tampines West station of about 1.1 km away, or 2-3 bus stops away, the value is likely to go up because of higher transacted prices in the vincinity. With a more complete analysis above, The Tropica is worth the buy even at $760psf. This is supported by willing buyers offering $753 psf for recent transactions.

    Worth paying $700psf???

    Good fengshui but found really not worth to pay $700+psf for a 10years old condo. You can expect the noise, pollution, big vehicles in and out of the construction site. Not so safe for families with children crossing the road to the opposite bus-stop. With more vehicles travelling by KPE.
