Good living for those with cars
The best I like is the calm and serene atmosphere and tastefully designed lawns and common areas. Big concern is impact due to construction of new highway; noise, pollution, congestion etc. The building being12 yrs old, signs of deterioration are getting visible in elevators, lobbies and pathways. Plus the charge for usage of facilities is steep e.g. function room booking nonrefundable charge of $60. Proximity to reservoir is ideal though location is not great with commute to financial district taking at least 45 mins and no convenient store or any eateries within walking distance. -

Fantastic Condo in D11
With the current property prices in D11 like Sky 11 going at an average of $1600PSF Thomson 800 is a good buy! Furthermore Thmson Grand is going at $1450PSF and only 99year lease hold, I need not say further! -

A Great Place To Call Home
Great condo for lifestyle. Nice green environment and well located for MRT, road links and reputable Local and International Schools. Resort living in beautiful landscaped gardens. Units have high quality finish and spacious rooms. Freehold property in District 11 is hard to beat. -

No facilities affected by land acquisition
Only a very small and narrow strip of land at the boundary facing Marymount Road is affected. Even after acquisition, remaining land size remains generously large at more than 350,000 square feet.Hotel-style facilities and well maintained landscape stay intact. Luxurious condo set in a quiet and peaceful environment with great views and superb accessibility. The nearby Caldecott MRT station (5 mins' walk) opens later this year! Still one of the best project in District 11. -

Affected by Land Acquisition
More than 6000 sq ft of the common area have been compulsorily acquired to build the North South Expressway. Which facilities will be lost? -

Value for money
If u r looking for a freehold D11 property with an excellent view of MacR reservior, there is no better place than T800. High quality finishing by Property Enterprises (Mr Li Ka Shing's property arm), MRT is not price in yet as price has remained relatively stagnant for a while with minimal rise compare to market norm. The nearby poorer location such as The Arte are selling at even higher price with no nearby MRT. Those who have stayed at T800 will know about the space and serenity u enjoy. At curreny market, should sell around $1200-1300 psf easily -

Prices have moved up significantly and priced in the Caldecott MRT You just have to analyse the past data carefully. -

Life style living
The area is good and quiet! What's more Caldecott MRT station is gong to complete by 2011! Where can you find a freehold project in district 11 with a generous site of 390,000SQFT whereby 60% is dedicated to landscaping? Overall, this is a good buy before price move up when the MRT is operational! -

too high already
If you are a seasoned property buyer, you would quickly discoverthat the prices asked ie $2 mil or even 1,88 mil are way too high. Except for one unit which is at the top 3 floors and in good condition, none of the 1600 sq ft have transacted at the 1200 psf level. In fact, a reaonable price is between 1000 and 1100 psf depending on whch floor, what facing and how new the renovation is. Not to forgot this development is already more than 10 years old. -
