Good condo. Great location
I’ve owned a 2 bedroom in Tribeca since it TOPed in 2010. Itsa great lication - 5 minutes walk to the upgraded Great World City and 2 MRT stations within 300m. .being on the Kim Seng side, I never had the Zouk issue and so always had a great experience in my time there -

Great Property Robertson Quay
Very well maintained property with full facilities. Respectful and good class residence mix. Short walk to Great World City and Robertson Quay. Excellent accessibility with MRT and Bus Stop in front of the property -

2 Bedroom Facing Kim Seng Road
My family and I have been living in Tribeca for almost 3 years now in a 2 bedroom unit facing Kim Seng Road, we are a family of 3. When we moved in there was a dreadful occurrence 3 mornings a week due Zouk disco, but Zouk has now moved away so now the nights are generally peaceful. The MRT construction over the road is noisy in the day (including into the evening on Saturday) but will be good for the residents in the area when the MRT opens in a few years from now. The unit gets the afternoon sun, which may or not bother you (we just closed the curtains if got too bright). The condo is in a great area, close to all things you could ask for really. The management changed hands during our time but no issues and the place is well managed. The fixtures and fittings are not very good quality, although the fitting wardrobes in the bedrooms are good. There is no storage space. I can recommend living there, we are moving as my landlord has sold the unit and its the end of my lease, also my employment is shifting towards Tuas so will re-locate further over there. If my employment were not to be shifting I would certainly look at the many 2 bedroom units for rent within the same block that are on offer now. Get a high floor if possible to be above the traffic noise from the road, but you now have nothing to worry about Zouk and the such like. It seems that there s no issue owning dogs there also (not a problem). -

Beware construction
I lived here for a year on the Kim Seng Road side. Great condo, good size apartment, but the construction noise across the street drove me crazy. They start early and finish late - forget sleeping in on a Saturday and they tend to do work on Sunday as well if they can get away with it. It's the main reason I didn't renew my lease. Also be aware there's no sun by the pool after 1 PM. -

To be fair...
I am an expat who has been renting in Tribeca for 3 years now. Earlier this year I have just purchased a unit here, what made me buy a unit despite the lackluster property market? Let's access the pros and cons for this project: Convenient location and walking distance to Great World City where you can get most of the amenities. Orchard is only a short 20 mins walk along Kim Seng Road/Irwell Bank Road. The project is selling/renting at a slight discount its surrounding condos such as Trillium and Cosmopolitan mostly due to two issues, noise from Zouk and if the unit is facing Kim Seng Road, the Havelock MRT construction opposite the project. While the construction has been fairly noisy in the last few years, the noise level seems to have come down a bit probably due to the foundation being laid. Meanwhile, situation from Zouk has also improved as we see more effort from Zouk management to contain the noise. News flash, Zouk is moving out mid 2016! Overall, this is an under-appreciated project which has been affected by temporary issues previously. However, this has already been priced into the selling price/rental. With the above issues gradually being addressed and resolved, I personally believe this will be an excellent project for expats to live in. -

Modern condo within walking distance to Great World City. Clever design for 1 bed room apartments. Some units have views of part of the Singapore river -

Well Zouk wins again
A 3 year reprieve for nightclub, fantastic but what about the residents that have to live here,somebody somewhere needs a slap for allowing a nightclub to operate in what is now a residential area, failing that they should never have let these buildings go up until Zouk was gone. If you are planning on moving into the Tribeca on the river side, please don't you will regret it -

Horrific noise from nightclub
This has to be one of the worst places to stay in Singapore. The noise from Zouk which has 3/4 very busy nights is dreadful and this goes on until 5am but it is not unusual to go to work at 6:15 and clubbers are still out on the street (sometimes even sleeping on the street) We were badly mislead about the noise from the club when we came to view, and whilst you cannot hear the music from the club there is a constant boom boom boom which gets louder as the night goes on, the noise from the patron is awful when they are all gathered for a cigarette, which also means we can't use the balcony on evenings that the club is open mainly due to the noise but also because we are subjected to second-hand smoke which then after the nightclub has been open becomes third-hand smoke, it really is quite revolting and then there is cars blasting their car horns throughout the night. Why why why is this club allowed to operate in what is now mainly a residential area?……Tribeca is in a fantastic location and would be a fantastic place to stay if it was not for the nightclub -

Great views of the city from the top floors. Excellent lap pool and function room. -
