No more noise problem for us :)
I am new to Singapore and moved into Tribeca about 3 months ago. My landlord had just installed an addition window in our master room and it really helps to reduce the noise! My husband and I sleep so well now! Good sleep is a good start! You may consider the same solution like ours! I'm glad we made this choice in Tribeca. We are not over-paying for a overcrowded condo with many facilities. We like the fact that it is near to CBD where my husband works and I love living in this dynamic city! -

Noise is getting worse
lived here for 2 years and i can confirm the noise issue is bad. We are on a high floor and it makes no difference. Noise starts at 11pm and continues until 4 or 5. Sometimes there are fights (lots of screaming and yelling) and idiots using the street next to Zouk as a drag stop. If you get a good deal rent wise then ok, but be warned. -

hideous noise from zouk
Like airports that were there before - people build residential closeby then complain. But like airports, Zouk's time to move on somewhere else. It's not consistent with the zoning and use. But until someone in authority gets their finger out residents will suffer. It's 2.30am on Thursday and I site here unable to sleep for the row outside from Zouks customers. Don't live here if you can't face this. DB -

Noise from Zouk
We are on 20th floor and the noise from crowds waiting to get into Zouk and coming out afterwards is generally very loud wed-sat from around 11 until 4am. No noise from the club itself. The windows aren't double-glazed and don't cut out much of this crowd noise, which is loud enough to wake a baby. We have spoken to others on floors as high as 28th and it makes no difference - if you are facing the river you have this issue. i believe someone in the development is looking at whether Zouk are breaching any noise pollution laws but don't expect that to change much. We put on a fan to drown out most of it and accept its a compromoise for what otherwise is a great condo and location. -

Superb location
This is a gem. near to the shopping mall and all your shopping, banking, daily marketing in supermarket, movie and even your entertainments with friends can be done within walking distance. Drive to the shenton way is within minutes and yet u are still just outside the Central Business districts. Many hotels are around and u meet overseas friends who may have be here to visit u or to talk business. If you ilke discos n party, Clarke Quay or the Zouk are just nearby. -

Very very noisy
Nice condo. Great location and facilities but the noise from Zouk is unbearable. Do not even consider living here unless all the doors and windows are replaced with double glazing. The noise from Zouk Wed-Sat nights from midnight until 5am is unbearable. Such a pity because otherwise it is quite a nice condo. -

oversupply
if you walk around great world area, you can see that the number of upcoming condos (getting TOP) is HUGE. I expect the supply to flood the market over the next 1-2 years. If you've read the news recently, there is a drop in number of property transactions. As such, demand could be a bit soft moving forward. In such scenario, you should only consider buying ONLY if the price is at a discount off the market. That should provide you a cushion should there be an expected price drop to the oncoming supply. Also, if you are buying for investment and am thinking of renting out, take note you are competing with many others who are thinking of the same thing. Lastly, many of the owners are selling or trying to rent out this condo. Evidence in this website - 418 units on sale, 280 for rent. -

Tribeca - Hidden Gem in D 9
This new condo development is by City Developments. It is a short 5 mins walk from Great World Shopping Centre, and a 5 minutes drive from Orchard and Raffles Place. Tribeca has full facilities and is modern looking. Its TOP is expected in April 2010. In my opinion, it is trading below its true value which should mirror the valuations seen in projects like the Cosmopolitan, the Trillium and Centennial Suites. You can expect prices to hit close to S$1900 psf upon TOP. -
