1)how do i know that the agent is good and has a strong track of sales record ?
2)If he/she has a lot of listing of property, does it mean he is good ?
3)I am a seller, how do i know that the agent has a strong pool of buyer for Jurong area ? Agents been telling me that they got big pool of buyer and network BUT when ask if got buyer for Jurong area ALL keep quiet !! Meaning to say they are not telling the truth! How to separate them out from good agent ?

It all boils down to the comfort level you share with the agent. Certainly no one will have ready buyers for your unit per say however , with the right marketing tools and strategies , we are able to invite and sieve the right pool of buyers for your unit.

I say at the end of the day, its down to the rapport and the vibes you have when meeting up the agent for discussion. Certainly you can ask away all your questions and see how he handles them. Definitely every unit is unique and different, hence nobody can have an exact ready buyer match who can purchase on 1st view with a high price. It boils down to the commitment and professionalism of the agent and his/her marketing strategy. Recommend for you to meet up with 2-3 agents to have a gauge.

What is good and what is bad simply depends on perspective, for example, having many listings may seem that the salesperson is good that many sellers or landlords entrusts their properties to the salesperson to market, on the other hand, it could also mean that all the units this salesperson is marketing are still not sold or rented, and the salesperson cannot focus with so many units on hand.

Pool of buyers will always be ready, as long as a unit is priced rightly with no major objections physically about the unit put up for sale. Understand that all sellers would want to fetch the highest price for their property, unfortunately they are unaware of the price range and prospective buyers scope of considerations when pricing the property for sale, resulting in poor responses.

We will need to sit down and discuss more in details on how we can assist further in your assignment. I am market a 4rm flat in Jurong West for sale and another 5rm flat for rent. I have transacted units for sale and rent within Jurong West too, therefore I know what it takes for units in the estate to move.
