Hi,

1) Resale HDB flat is mainly for own stay capital appreciation is limited. Most people are buying this for an immediate stay.
2) BTO can expect capital appreciation because of higher lease remained, bought at a subsidized price. Most people are selecting this are those who cannot afford to pay for resale HDB flats, and are young enough to be able to use the time to exchange for money.
3) Both have the same disadvantage of not being able to upgrade or do any real estate investment faster due to the restriction of MOP and not being allowed to decouple. Even after being fully paid for not being able to use this to cash out for any opportunity.
4) New EC has a higher entry-level which most youngster is not able to match especially due to the restriction on the loan; it is using MSR to assess which limit your loan quantum.
5) Resale EC although has to pay a higher down payment, but allows to optimize other people's money; it is using TDSR to assess which higher your loan quantum.
6) Which of the above matched your current situation?
