Are sellers of landed property, especially terrace houses and semi-D, aware that the land area psf of conventional landed property has been distorted and depressed for many years because at URA website the strata-title floor area is listed in the same column as land area of conventional housing, confusing and misleading sellers? How can land area psf be compared with floor area psf of clusterhouse/townhouse as though they are the same? Hence, conventional landed property based on land area psf is highly undervalued. It should be based on floor area psf for terrace and semi-D which has less land but more floor area. So sellers beware, do not sell your house cheap.
