Hi Jus,
You still get landed property for $550K in Singapore, provided you are not looking at FH or 999 years property.
There are some Landed Property with less than 60 years of 99years lease balance.
They are going at below $600K depending on the land size. It is a good buy if you are buying for own stay.

Down payment of 5% + 15% is only applicable to NEW Projects that you buy directly from developer.

For Re-Sales (Secondary Market), you need to pay 1% + 4% of purchase price. Balance can pay through your CPF (*** Subjected to your Maximum Withdrawal Limit ***)
