1) In a situation of no changes of valuation is possible under some of the following:
(a) No transactions for the past 8 yrs.
(b) Overall average transactions for the past 8 yrs are the same.
(c) If there are no transactions in your condo, the valuer will take the nearby private residences transactions prices as a reference, and these transactions are about the same in the past 8 yrs.
2) This usually happened to smaller projects; size ranges from less than 100 units to 200 units type.
3) It is also a common trend that most condo prices will fluctuate at and after TOP, it will then settle down and hover around a small price gap. The price gap size will depend on how active the buying/selling activities are in the condo itself.
4) You may approach more bankers to know what could be the valuation value of your property to have a better understanding.
