Can a co living space list a listing here on property guru?

I’ve recently found a rental place that I like but the property is listed under a lady’s name with no agent license and when I asked her for the registration, she said they are a co living space hence no license number.

I have a viewing with them tomorrow but the lady that I dealt with gave me someone else’s number and said the guy will meet us there and she won’t be there. I have also check her profile here and there were no previous listing, only 2 available rental listing that was posted 12 hours ago.

Their co living company is found on google but there’s no website.

How do I know if she is legitimate or if I’m being scammed?

If you are worried, then you should avoid making appointment or offer to this property. Why worry and yet still want to put your foot into this?

I have been in the real estate business since 2009, with more than 14 years of experience serving the Singapore real estate market.

I am very active in the residential segment of Singapore real estate market, having transacted hundreds of deals from HDBs to private condominiums and landed properties in Singapore, and have handled many unique cases in sales and purchases as well as rental deals.

Over the years, I have also established a network reaching out to more than 9,400 expatriates, bringing my market presence to both in and outside of Singapore. This has created an additional exposure when I manage my client's portfolios, on top of the conventional on and offline platforms, where other estate agents are relying on. This has allowed me to consistently convert leads into results.

With an evolving market, where change is the only constant, I have also been investing in upgrading of my knowledge and skills sets to improve myself and meet the demands of current and future market.

My answer with regards to your Question:

It's crucial to exercise caution and verify the legitimacy of any property listing, especially if you encounter red flags. Here are some steps you can take to ensure your safety:

1. **Check for a Legitimate Company:**

- Search for the co-living company on reputable platforms or official websites. A lack of an official website may raise concerns.

2. **Verify Contact Information:**

- Cross-verify the contact details you were given with information available on the company's official channels.

3. **Ask for Credentials:**

- Request any relevant credentials or documentation that can establish the legitimacy of the co-living space.

4. **Meeting in Person:**

- Insist on meeting someone from the co-living company in person during the viewing. If the person you are communicating with insists on not being present, it may be a red flag.

5. **Check Property Guru's Policies:**

- Review PropertyGuru's policies to understand if listing a co-living space without an agent license is allowed. Report any suspicious listings to PropertyGuru if necessary.

6. **Search for Reviews:**

- Look for reviews or testimonials about the co-living company online. Legitimate businesses often have an online presence with reviews.

7. **Use Reputable Platforms:**

- Whenever possible, use well-known and reputable rental platforms to find properties. Verify if the listing is also present on other legitimate platforms.

8. **Trust Your Instincts:**

- If something feels off or if you're uncomfortable with the situation, consider seeking alternatives or consulting with someone you trust.

Remember, it's essential to prioritize your safety and well-being.
