Hi,

It may be possible but the relevant stamp duties will apply. Also if its under bank loan the bank has to approve. May I know which condo are you referring to?

Dear sir/mdm,

There are some considerations:

1) Stamp duties involved in the decoupling depending on when the unit was first purchase and existing number of properties the retaining party has

2) Loan penalties maybe applicable if you have obtained housing loans for this property as it may have fallen within the lock in period

3) Conveyancing fees for decoupling will also be applicable

It is possible, but you may incur hefty SSD if the BUC condo was bought less than 3 or 4 years ago. The amount of SSD to pay depends on when you purchased the BUC condo.

Hence, I'm not sure if this is the best possible option for you going forward. I would like to believe there could be other options which you may consider.

Dear Sir/Mdm,

You can certainly do so. However, do take note that decoupling will cost about $6,000 and if your property has yet to reach TOP, it is likely that the part sale will be liable for Seller's Stamp Duty (SSD). By decoupling, one party will also need to take over the loan of the exiting party and therefore it will be good to check through all the finances before proceeding with the move.
